The place is nice but the rooms pretty basics. It could be a great place if the owners pay more attention to details in the furniture, the commons areas, etc.

We loved our stay at Xiknal and found it to be a perfect little oasis in the middle of Cozumel. The location is fabulous and you can walk anywhere or grab a taxi or rent a car to explore the island just down the street. Rosalba and her husband Balto run the hotel and are always striving to make it special. They gave us great recommendations and were a true delight to meet. The room was spacious and confortable and the courtyard was a welcome setting to unwind in, and relax by or in the pool. We couldn’t have asked for a more perfect stay in Cozumel!

The hotel is located in a super convenient position! Right in the city center but still in a quiet road. The room was nice and comfy! The best thing was for sure quality/price ratio! Good price for the kind of accomodation. The check-in was a bit bad. The doors of the building were shut and the lights off. We called and banged on the doors for 10 minutes and went along the road asking to other people if the hotel was closed. Then 2 guests that had already the keys came and opened the doors for us. At that point we were welcomed by the girl who stays there and manages the place. I would always keep a little light on so people that come in the late afternoon don't think that the hotel is a ghost house and I would also place a bell so guests can ring it when they get to the doors. The room smell terribly of mold because it was on the ground floor. Hot water doesn't always come when you need it...you might have to wait for 5 - 10 minutes with the tap open for it to come. The downstairs kitchen is terrible. It was filthy and disgusting. Please see pictures attached. You guys really need to work on that.

We stayed at Xiknal for 3 nights during our stay in Cozumel. The place looked really nice on photos but is a bit different in reality. First of all there was no one to let us in when we arrived. The place looks abandoned from outside and is locked so if there is no one there when you arrive you won't be able to get in. After some time we managed to get in because some other people staying there let us in. The receptionist girl was actually in the property and very nonchalantly told us that she was sorry but was busy talking to her bank over the phone. Our room was downstairs and smelled really bad due to moldy & humid conditions. The upstairs rooms looked much better to be honest. Our toilet was leaking on the bathroom floor but when we asked if it could be fixed the plumber showed up for 2mins and left never to come back to fix the issue. On booking.com it says that the place has a kitchen which is not really true as there is an area in upstairs that has a fridge and a small table oven with a few utensils. This is not a kitchen by any standards. There is an outdoor area that has a stove but it's very dirty with dirty dishes and pans left around. In my opinion the place could be so much nicer if the people running it would pay a bit more attention to details and take care of the place.

We stayed here three nights and had the most lovely experience. The property is gorgeous and the location is unmatched. The room was clean and nice. Everything was what we expected. Rosalba, who runs the property, is so kind and attentive. She helped us book tours and provided much great advice. We will definitely be back!!
