Incredible house! Couldn’t have asked for a better vacation rental for 9 people. Every detail was perfect. The staff was very accommodating and made my entire group feel so welcome. Can’t wait to be back!

If you want to relax, this is NOT the place for you. It is extremely noisy, I would never recommend this hotel. Although the rooms are pretty and the staff is friendly, it is next to very noisy restaurants and clubs. We were not able to sleep until 3AM. We only stayed for two nights and requested a refund for the rest of the stay, they promised a refund for the remaining three nights, but in the end they only refunded two!!!

As objective as possible I cannot offer more than two stars. First, the location is not an isolated piece of beach paradise, it is sandwiched between two bars and a loud restaurant with live music. There are lots of bustling stores nearby which add to the noise. Maybe at one point in the distant past it was an idilic beach point, but today it feels more like rush hour bangkok. At night there was so much noise the DB ratio as measured by the NS app reached 80db, the same noise of an airplane taking off or an orbital sander full on. The noise went on until 2 AM+ with loud music that made the windows tremble. When we complained to reception it seemed as if the staff already knew they had placed us in a horrible room. I cannot understand why if they knew the situation they still insisted on renting the villa next to the bars to unsuspected guests. Their solution: a pair of 50 cent earplugs in our bedside table (?) and good luck. Sleeping with earplugs is uncomfortable and still very noisy as the loud music is still very much unbearable. I have to remark the staff is attentive and courteous, but that alone is not enough to save the experience. The rooms are ample and the ac works properly. Cleanliness is up to standard. Our kitchen had a pool of water. This is because the fridge leaked into the floor two whole bags of ice because staff placed ice bags in the normal fridge area and not the freezer. The fridge also made an uncomfortable beep noise the whole time we were there. The beach area is nice and has beds/chairs for guests. If you can ignore the constant pestering of street sellers, it is enjoyable. The bikes available for guests are in really bad shape, I would strongly suggest the property a repair or change because biking is a nice experience. Overall we could not stand any more than two nights and we had to leave. The hotel staff pretty much already knew the situation and said they would offer us a free night in the future. We are still trying to get our money back and sincerely hope no one stays in that villa until they install sound-proof glass windows. We left to a much calmer and secluded resort which really saved our vacation.

Don't come unless you plan to stay up until 4 am. 2 clubs nearby and the music rocks the house. Beyond that they changed us $350 dollars for and extra blanket. 1 blanket. An early review said Tulum is like Bangkok I would agree 100%. Except that Bangkok has pavement. This is an overrun, overbuilt fishing village that once was probably awesome but now is a pile of _____. Spend you money elsewhere.
