Please read the following terms and instructions carefully.

Payments can be made by:

1. Cash
2. Credit cards, Visa or Master Card (be sure to notify your bank that you will use your card in Mexico).

Reservations:

All reservations require an advance (25%) to maintain the chosen dates and the rest must be paid 30 days before your arrival, this charge will be automatic to the card that you have left in the system unless it is communicated and mentioned you want to change the information of the card with which you want to pay.

Last minute reservations: Reservations made in a period less than 14 days before the arrival date must be paid by credit card.

Reservations will be for a minimum period of 3 nights during holidays.

Cancellations:

Cancellations made thirty (30) or more days before your arrival date will be charged a fee of 20% of the Initial Deposit; Cancellations made from twenty-nine (29) to fifteen (15) days before your arrival date, will lose the amount paid for the Initial Deposit. If the cancellation is made less than fifteen (15) days before the date of arrival the money paid in rent and taxes will be lost excluding the Security Deposit and the cleaning fee. No refunds will be granted for holiday periods.

Responsibility:

The client assumes all risks of damage to every one of the personal property of the Landlord, including furniture and household goods during such use and occupation. The Client is obliged to respect and follow the HOA or Resort management rules for the Rental area.

Use:

It is agreed that the properties will be used only for residential purposes and for no other purpose, pets will only be allowed in the residences shown on the Coral Rentals web page as “Pet-Friendly”. The following requirements are necessary to be able to enter the property marked as “Pet-Friendly” with your pet (s):

1. Pet bed (s).
2. Do not leave the pet (s) alone inside the house unless it’s in their pet cage.
3. Do not let the pet (s) climb the furniture (Bed, chairs, couch).

In case of fur or damage to the furniture caused by not following the pet rules, the client agrees to pay an extra charge for cleaning that will be the same amount of the cleaning fee for the house. This is due to the extra time taken to clean or repair the damage by the pet.

Smoking is not allowed in any residence. A fee of $ 150.00 can be charged to remove the odor if smoking is detected on the property. The client in possession, use, and occupation of the Premises agrees to observe and comply with all restrictions, laws, and ordinances that affect the premises or their occupation.

The guest will be provided:

1. Roll of kitchen paper (paper towel).
2. Rolls of paper per bath (3).
3. Soaps per bath (2).
4. Set of towels per guest in each property.
   1. Bath towel
   2. Hand towel
   3. Facial towel

Other terms and conditions:

Age Requirement: During periods of high occupancy such as Spring Break, Memorial Day, Labor Day, Easter, etc. It is necessary to establish a minimum of ages, people under 25 years old must notify the administration of this. NOTICE: Coral Rentals is not responsible for lack of electricity due to electrical failures that have something to do with storms, humidity, the electricity company (CFE) or situations beyond our control. Nor can it be responsible for lack of water due to problems in the city of Puerto Peñasco or the Las Conchas development.

The occupation must not exceed the number registered in the confirmation or you will be subject to eviction without the right to a refund of the Security Deposit.

Children count as occupants (over 3 years old).

A late fee will be charged for balance payment received after the payment deadline.

THE ENTRY IS AT 4:00 P.M. Do not enter the property unless otherwise indicated. Register in the office. Entry instructions will be sent to your email. Registration is required in our system, you will receive the information automatically. Entries before 4:00 P.M. may be possible, ask for availability, this depends on the cleaning time of the unit.

DEPARTURE IS AT 11:00 A.M, If you want to leave later than the appointed time, it will have an additional cost, the maximum time to leave being 5:00 P.M. otherwise you will be charged as an extra night. Due to COVID-19, at the moment the client is asked to leave the keys in a safe on the property. Please do not forget:

1. Do not leave the keys inside the unit.
2. Close doors and windows.
3. Do not leave food out of the refrigerator.
4. Take out the trash.
5. Turn a/c off
6. Excessive dirt outside normal usage standards will cause an extra cleaning fee charge.

Regarding the internet service, if any problem should arise, under no circumstances change the password or any modem configuration or restart or try to solve the problem yourself. If you have any questions or need assistance regarding the internet service, please contact us.

THE SECURITY DEPOSIT WILL BE RETURNED IN APPROXIMATELY 1 WEEK.

Important notice of Las Conchas

Las Conchas Neighborhood Association Rules prohibit fireworks, bonfires and excessive noise after 10 p.m., the units cannot be used as meeting points for parties or any event without prior authorization and charge, for more information visit the Las Conchas website, www.lasconchasac.org. If you are not sure that the property you have reserved is in Las Conchas, please call (602) 464-4058 or send an email to [email protected].

Therefore, having read and signed this notice you agree to follow the aforementioned terms and conditions and if necessary pay the extra charges due to the misuse of the unit by ignoring the terms and conditions.
