★ ★ ★ ★ ★ Los edificios son de primera calidad y de lo más moderno construido en Querétaro, queda cerca de la central de autobuses y de plazas comerciales. Cuenta con edificios habitacionales y corporativos, el complejo aún no termina su desarrollo total por lo que en unos años la plusvalía del lugar crecerá muchísimo.
 The buildings are of the highest quality and of the most modern built in Querétaro, it is close to the bus station and shopping malls. It has residential and corporate buildings, the complex has not yet completed its full development, so in a few years the capital gain of the place will grow a lot.

Puedo hablar como alguien que vivió en este lugar, y puedo decirte que fué un fraude total.
El edificio externamente es muy bonito, y de primera vista puede impresionarte... Pero tiene una serie de GRAVES defectos en varios aspectos.
Uno es el que no está regularizado. Las clausuras de los locales fueron debidas a que los responsables de la plaza no han pagado una serie de impuestos y cosas, y no son regulares. Esto es, no hay algo que pueda decirte que si rentas o compras ahí va a ser libre de problemas.
Dos. Materiales de baja calidad. Pagas una renta premium y te das cuenta que muchas cosas están mal hechas, bajo control del calidad, y los materiales son corrientes y baratos. La instalación electrica se quemó en una ocasión y otra vez hubo un connato de incendio. NO HAY ALARMAS CONTRA INCENDIO. Entonces, eso es un verdadero riesgo.
El sitio tiene adeudos con la CEA... y a veces nos llegamos a quedar sin agua. Esto es muy incomodo cualquier dia, pero especialmente si tienes un evento o una reunión. Aparte de eso, los contratos los hacen con severas penalizaciones por dejar pronto el sitio, POR QUE SABEN QUE UNA VEZ QUE LO PRUEBES TE VAS A QUERER IR RAPIDAMENTE.
La alberca es mas bien un estanque, y el agua siempre está fría. Los muebles de la recepción desgastados... Y es una verdadera lástima que hayan hecho algo que se vea tan bien por fuera y esté tan corriente y mal hecho por dentro. Realmente lo unico rescatable es la ubicación.
La intención de esto no es evitar que vayas ahí o algo, es prevenirte antes de que tomes una desición que afecte tu dinero. Yo personalmente usé más de 700,000 MXP en algo que cada que estaba ahí pensaba que no lo valía... Imaginate, estar en un edificio de "lujo" que no tiene agua, huele eventualmente a drenaje y tiene problemas en el sistema electrico...
Si a pesar de todo esto sigues queriendo rentar ahí, has sido advertido. Solo revisa que tu contrato te permita irte inmediatamente sin penalizaciones si no te gusta (lo que casi te garantizo).
Si piensas comprar, revisa el tema de la escrituración. Sé de una persona que tiene serios problemas por que no ha podido escriturar. Y por otro lado, velo tu mismo. No te parece raro que un edificio que ya tiene esa edad y esa "categoría" esté tan vacío? Una lastima

Two. Low quality materials. You pay a premium rent and you realize that many things are poorly done, under quality control, and the materials are current and cheap. The electrical installation was burned on one occasion and again there was an outbreak of fire. THERE ARE NO FIRE ALARMS. So that's a real risk.
The site has debts with the CEA ... and sometimes we run out of water. This is very uncomfortable any day, but especially if you have an event or a meeting. Apart from that, contracts make them with severe penalties for leaving the site soon, BECAUSE THEY KNOW THAT ONCE YOU TRY IT YOU WILL WANT TO GO QUICKLY.
The pool is more of a pond, and the water is always cold. The furniture in the reception desk worn ... And it is a pity that they have done something that looks so good on the outside and is so ordinary and badly done inside. The only redeemable thing is the location.
The intention of this is not to prevent you from going there or something, it is to prevent you before you make a decision that affects your money. I personally used more than 700,000 MXP in something that everyone who was there thought was not worth it ... If despite all this you still want to rent there, you have been warned. Just check that your contract allows you to leave immediately without penalties if you don't like it (which I almost guarantee).
If you plan to buy, check the writing issue. I know of a person who has serious problems because he has not been able to write. And on the other hand, see for yourself. Doesn't it seem strange to you that a building that is already that old and that "category" is so empty? A shame
