Exitos
I ran out of water once and hot water is in short supply regularly. I know that in Tulum there is no running water so a system truck has to come to provide it, but hey you pay $ 300 a night and this shouldn't happen. They had also sold me a room with a view of the street and had no window. For the rest, the hotel is very nice and is in an area that promises a lot. Successes

A FUIR!!!!!!
We were to stay at this hotel from 10/31 to 11/03. On arrival, a member of staff told us that there was a power failure in the hotel. We put our things down. On our return in the evening, the manager informs us that there has been no electricity for 24 hours and no water. He invites us to book with another hotel, telling us that he would validate the refund request via the Booking site. The latter has since refused to reimburse us. Quite simply unacceptable. TO FLEE!!!!!!

Horrible!
Horrible! In one room we were bitten by mites or I don't know what and they didn't want to give us back the money. They just changed our room. The attention is lousy. They have little or no cool for people. Breakfast is one of the poorest they can give you. And another thing ... zero acoustic insulation. One night you ran up and down the stairs and nobody cares about you. We do not return anymore

These type hotels are in the new area of Tulum. They are doing a whole type Eco city. Not at beach but close enough to cicle. Still pricey but hotels are new and modern and very safe and better organized.

Two stars for the good bed and free rental bikes. AC was also good. The interior is rather rustic, does not have a lot of equipment. It's not soundproof at all. This give little privacy. It can get very noisy. Once people did a party on the rooftop of the opposite building 5am in the morning! And they didn't care that there is a hotel. The reception could not do a lot apparently. On the home page it says they speak English and Spanish. But their English is very poor. Initially they wanted to give me a room without windows to daylight only to the inner part of the hotel. They have been nice to give me an other room with daylight. The pool looked dirty. Lastly, they knew that there will be a hurricane and they did not give us any instruction. The worst they did not have anything to eat. On the morning after the hurricane they had really nothing to offer and they did not care about the guests leaving them without any food. Of course after the hurricane all supermarkets and restaurants were closed. It needed to go very far with the bike to find finally something to eat. That's not a real client service if its about "thinking out of the box" Location was okay, not the best. A lot of construction is going on there. At night there was always light outside and you cannot isolate from light. (see picture) Won't come back...

A nice hotel but quite noisy due to the architecture. You can hear every footstep/sound from the main hall in your room. Also the sound isolation from the outside is non existing, the sound of partying people made it hard to fall asleep.

Decent hotel with good price value. I think they listened the feedbacks and improved certain stuff. When we stayed the room was clean, bed was comfortable, shower was warm, airco was working probably, it was not a damp room, clothes stayed dry, there was room for 2 large luggage and 2 carry on luggage, place to hang your clothes and a small shelf unit for other stuff. The breakfast was including an omelet, bread, jams, and juice. We were not extra charged for anything. The pool was not so clean but not because of people but because of the leaves and natural stuff ( mosquitoes etc.) You will not spend time in the pool anyways but good to chill in that area. The only problem was the noise, especially after partying can be a problem but we bought good earplugs and the problem was solved. You also need a motorbike or car for that area. You need a car or motorcycle anyways for Tulum if you need to visit cenotes and go different areas anyways. So all in all decent place to stay at a good price. If you have a bit more budget you can stay in Naala but this place is also pretty good.

I stayed here for four days. The staff is very friendly. You can rent bikes within the hotel but if they ran out, there is a place which is walking distance to get one. The walls are very thing, I heard everything my neighbors were doing. It didn’t bother me much bc I can sleep through anything. Also, the showers can result in overflow of water all over the bathroom floor if you put set the water on high. There is always hot water. Beach towels at the front desk. The rooftop is really nice too, great that you can access it 24/7
