IPANA - 77720 Playa del Carmen

IPANA is amazing! Friendly staff, beautiful rooftop with 3 pools, amazing rooftop bar with such reasonable prices for drinks. This place is truly the place to stay at while you’re in playa!

There is no sound proofing. The sales agents will tell you whatever you want to hear but only part of the truth. The staff running the place is B&B condos and they are rude and disruptive. This is not a vacation experience as it lacks all the privacy and quiet a hotel provides. As an owner living on site it is a disaster, dealing with air bnb renters, the property staff are dismissive, rude and loud, much like the renters. They have not released ownership documents even though it has been requested for over a year! Many wish to re-list their units and walk away. with 4 towers and 40% occupancy and 2 more towers to come, resale is everything. All issues here are smiled at, offered a thin promise and no accountability. All buildings have required major repairs to water lines, costing the combined funds of the HOA to be drained and newer buildings are losing their HOA funds to repair older buildings. 2 more buildings are planned at this property making the construction noise a constant and years before completion. There are no sound proof hallway doors on any units, and there is no sound proof glass on the patios. The parking garage is not sealed off from the above floor, you can hear the vehicles come and go. The ventilation is not proper, it is not temperature controlled. The exhaust from the vehicles can be smelled on the ground floor through the wide openings left in the parking garage ceiling. When asked they will tell you it is a know design flaw, sorry. Never going to fix this? You can hear the generators kick on and run for hours, you can hear every conversation, the pool alarm is constantly going off which the front desk will apologize and say some one is fixing - just to have the alarms go off again indefinitely. This is not a well made design, their are 4 buildings and 2 more on the way. The quality of construction is terrible, they spend a fair bit of time making it look good and then repeatedly fixing the issue. Not recommended for rental or for ownership until these companies bang out a few policies, fix their mistakes and provide accountability for staff, sales and persons living and renting.

The ipana condos are great and have multiple rooftop pools and nice finishes in clean, modern condos. We had multiple friends stay here so we’ve seen around 6 different condos and each are a treasure in their unique way. The most AMAZING thins about this place is Vince. He’s the rooftop bar manager and he has been so gracious to us these past several weeks. He makes amazing drinks and delivers exceptional service. He is patient with us and always plays great music! He’s so friendly and inviting and just makes us never want to leave ipana. Thank goodness for Vince!

Beautiful complex. Staff are amazing, Diego, Alexandria are super helpful. Be careful to look closely at the pics of furniture. Our furniture was terribly uncomfortable in unit C303. If you’re there long term, you’ll want comfy furniture. Loved the 4 pools, bar, gardens etc.

Beautiful property. Lush gardens. ALL staff, cleaning, security and concierge Diego made our stay very comfortable and safe. Units are privately owned so our review on our unit does not apply to this review, however we loved it. All amenities are extremely clean and well kept. And the building always smells wonderful.

A place you can call home. We recently bought a condo here and this is our first time. This property is clean and very well maintained. There is always someone at the front desk and security at night. Perfectly safe building. The rooftop has multiple pools with a bar. Location couldn't be more perfect, Beach is walking distance. Friendly people, quick service, life is good here.

I have been living at Ipana for 5 months now and it feels like home with all the professional and caring staff...from the concierges to maintenance, cleaning team, barman and security. Special shoutout to Itzel and Gustavo in the Concierge team! Thank you for all the help! The buildings are brand new and super well maintened. The 3 pools are amazing and not the mention the gym which gives a super luxury feeling. There is also the garden which gives it a magical jungle feeling ? The location is perfect and they are building new shops at the ground level which will increase even more the feeling of a mini village inside Playa Del Carmen. I would not trade it for another place in Playa... ?

This building is great and I can recommend it enough. The management/concierge staff above and beyond during our stay there. Seems that the initial phase of the building finished less than a year ago and the occupancy is still very low so luckily it never feels crowded. Besides the modern design and new recent finish, all the amenities is great, the elevator is quick, there’s multiple rooftop pool options, and plenty of lounges. There is always security outside the building to make you feel safe, as well as security on the rooftop to make sure everyone is being responsible. The rooftop bar is also very nice and offers lots of well-priced options.
