Excelente lugar familiar con las mejores amenidades como campo de golf, hermosa playa, con opción de todo incluido, anfitrión muy atento, el mejor lugar para pasar las mejores vacaciones en la Riviera maya a solo 5 minutos de Xel Ha, 15 minutos de Tulum y 20 Minutos de Playa del Carmen

Es un lugar hermoso para descansar y encontrar la paz fuera de la ciudad. El club de playa KAY es excelente, tiene muy buena calidad de comida y el personal es muy amable. Sin duda volveremos!!

Beware of this place, especially for long term stays! We planned to stay for 4 months as a family and this was our worst stay ever, so bad that we had to cut short to 1 month which was only possible thanks to the support of Airbnb. All complaints to the host, however, have been effectless. She denied many problems and was not willing to find a proper solution. Most distressing: The loud noises from the very neighborhood. The host didn't mention any construction in the area, but there were many undeniable loud construction noises starting early in the mornings. The upstairs neighbors have also been very loud, strangely only late at night and early in the morning, sounding like they were moving around heavy furniture. There were also loud parties going on at 2am. We made complaints to the Residence management and security and we were told, that noise issues are well known in the Kaan Ha building. In the recent weeks, we always left the apartment due to the headaches we had because of the loud noises. We also had big problems with sleeping. Also be aware that there is no privacy because the apartment is located at ground level and many people passing by can have a clear look inside. Moreover, there have been problems with ants in the whole apartment, which also sticked to our clothes after we moved out. There have been ongoing outages of electricity, water supply and internet connection several times. Especially the internet is very bad because it runs on mobile data with around 3 Mbit/s which is also limited on volume, so every time the internet was not working due to some limit, we had to message the host to add more data. Watching Netflix here is actually not possible. Another big bummer was the rental price of the apartment. While this one was charged at 120 USD per night, being the "special offer" for a 4 months stay, we later saw identical apartments in the same building for less than a half of that amount. We haven't even seen a Villa in Bahia Principe Residence area which charged as much as the host did with this tiny apartment. In retrospect, this apartment is highly overpriced, there are way better options available at a much better price. We are very happy and thankful for the support of Airbnb, especially because of our video evidence about all these problems, which made it possible for us to leave this horrible accommodation as soon as possible.
