Kivoya - 83550 Puerto Peñasco

This is our second stay at Kivoya Encanto Living Puerto Penasco. We did stay in a different unit this time. We’ve spent a lot of time on beaches all across Mexico. You can’t beat the shells here. Also it’s so nice and secluded. If you are looking for a family getaway that’s relaxing this is your ideal location property wise in Rocky point. They also gave us day passes to Mayan Palace which is just a short two minute drive. You can enjoy the resturants and lazy River in addition to banana boat rides there and then return to the peacefulness off Encanto. We will be back.

The condo was nice, but there was no cleaning service that I was aware of. Also, the internet was on and off and very slow. Big issue is you need to work from there. Also, at night or late, I didn't see any staff, I don't know a gate will provide enough security for a place that is far from town

I'll start this review by saying that I would likely not go back to Kivoya at least not unit 401. I'll explain below both the pros and cons. First, Carmen at the front desk was great. She checked us in and out super fast. Very friendly and she did a great job. That said, I think she may be the only one working there other than the security we saw and some maintenance. Second, this resort is remarkably quiet. We had our doors open most of the time and you could hear the light waves. That was it. Very Very nice!! Third, the unit was spacious and view was amazing. You also can use the Grand Mayan and they have a full service pool and hotel. Fourth, pool is nice, large hot tub and great tennis court. Very secure parking lot. I was worried about my truck but we had zero issues with security. So the reason for 3 stars. 1- linens and towels appeared to be dirty and stained. We ended up washing sheets and towels ourselves with detergent we bought to make sure they were clean. 2- when we got there, the housekeepers left a sheets sheets and a comforter wet in the dryer. 3- the curtains in the master would not close together. They were the wrong size so I had to rig up a comforter to block out the sun 4- sliding glass doors in the living room and master would not lock. They closed mostly but there was a bad wind storm and sand came in through the doors. 5- you need to run the dishwasher and washing machine every day or at most every other day or an odor would present itself and made using using kitchen not the best. 6- no housekeeping. 7- no restaurants So all in all, nice place if you don't mind not having a lot of services and mediocre house keeping and getting creative with curtains!

My husband and I have been to this location several times over the last 5 years. We recently stayed during mid May for a week. My husband works remotely, and so everytime we have come to this location, he has had excellent Wifi..usually we can stay here and we can enjoy a "working vacation". However, while the unit was clean, and only one maintence issue came up that needed to be addressed; we did not have reliable internet. That made communication for work, and those that we need to help for our disaster relief volunteer work nearly impossible to rely on. We did have better service after my husband plugged up directly to the router, and if you have a laptop bring a rounter cable. We love the beautiful views, the property is well maintained, and beaches are kept clean. However, if you visit, relying on strong internet services, please keep that caution into consideration.

We stayed for two weeks with family and loved it! In the beginning we had some issues with the AC but the team on site resolved the problem quickly (1 day). They even offered a different apartment but we didn't like to move. The pool is clean and stunning. The rest of the amenities (fire place, outside BBQ, ...) all worked great! The apartment was clean, there was no hidden surprise (no construction, no negative surprise). We will return to this place. The only things to be aware as a guest the location is a bit away from town so it takes about 15 minutes to get to a restaurant.

I've stayed at this property at least 6 times in the last few years and have a great time every time!!! The property is absolutely beautiful. Every condo I've stayed in has everything we need. Beds are super comfy and all ocean front. There are so many pools and hot tubs to choose from. The staff are super friendly and will help you out in any way they can. It is clean and I always feel safe. I can't wait to go back again.

The condo was perfect. It was clean and nice. The pools were fantastic and the beach was close. It wasn’t crowded at all! We had a great time. Other than waiting extra for our room to be ready when we first got there…everything during our stay was great! I will definitely be back!

Room 403 The location and views were lovely and the room was well appointed and clean. We were disappointed in the kitchen utensils and supplies. It was simple things like knives sharp enough to cut a lime. A waste can large enough to support a weekend. There is not a bar on property so you would think plastic pool cups would be supplied. Our friends also rented a room there and they had the opposite experience.
