It's a cool spot, but very clearly used to be nicer than it is currently. Honestly the rooms were awesome and so were the outside spaces, but they just needed a little more care and cleaning. From their advertisements and photos, we initially understood it to be a bit more luxurious than it was. We were also under the impression that everything including the parking would be inclosed. It is not. Although there is an outer door that lets you into the private entrances for the villas. It was amazing to be right next to the jungle and so secluded. It was so quiet, we loved that. Also loved that Tomato.mx was still able to make deliveries even though we were pretty far out of town. The manager was super helpful and was also very eager to help us with whatever we needed.

Nice beautiful set up. Really gives the jungle feel. Only problem is the seclusion from the city and the amount of bugs we would fight off a night in our suits. Other than the bugs and not being able to just walk out and go to the city. This was a great choice of place to stay. Definitely recommend people to book. Next time myself and my partner we will rent a vehicle and get more insect repellent

Hi everyone! Before you think about booking with Victor PLEASE think about it twice or three times! He will scam you! He will not refund you your money for nothing in the world! Hurricane Grace hit Tulum on the days I was supposed to be traveling & there was no electricity, no water service, and no phone service at all. He still didn’t refund me my $600! Victor is a very rude host, and not very honest! Please don’t stay here, book somewhere else! Also, please read the reviews on google, will save you some money! His place is so far from everything, it’s not even worth it!

We didn't have the experience that we were expecting. We are very disappointed! 1 - horrible road to get to the villas. It wasn't even on the map (but we submitted a fix to Google), and they didn't inform us or give us directions until we were in the area trying to find it. 2 - the walking paths around and in the villas were not well maintained (plants overgrown, made it hard to get around) 3 - the bed was awful, it felt like we were sleeping on concrete 4 - our room flooded the first and last days of our stay. The last morning was especially bad, as the entire floor was covered with water, including our bags. Don't stay here if you don't want to have a horrible experience plus Tulum is a very trashy city. I was upset with Airbnb. I requested a refund and they wont give you one for any reason.

Being completely honest this place is not anywhere near what is promised on Airbnb. 1. Location of this place is not beneficial it’s literally in the middle of nowhere on a dirt road with literal craters in it an off road vehicle would still struggle to get here 2. If you do come here carry your own water there is no drinkable water anywhere in the unit or close by **DO NOT DRINK THE WATER FROM THE PIPES** 3. Unit was dis functional the shower leaked and the hot water heater was not functional. Unit did not look well inside at all shower had stains all over also the floors and decor general cleanliness was not up kept. Jacuzzi did not work and if the jacuzzi was being used the bathroom toilet could not flush not to mention the constant smell coming from it. 4. Tulum itself is just a messy dirty city would not recommend at all if your gonna risk it go to a resort an Airbnb will do nothing for you in this city literally no attractions just ruins constructions and bumpy roads. 5. The entire stay there was construction all around the environment heard bulldozers and chainsaws from 8-5pm daily due to the next Airbnb being built beside this property and along the entire road. 6. This will be the only pro of kuun/taak in my opinion and it’s the fact that the staff are friendly the security and handy workers are very respectful. 7. They will help you to and from the location meaning they will source you a taxi to assist in leaving another pro.

NO REFUND PLZZZ KNOW THAT !!!!!! NO HOT WATER !!!!!! JACUZZI DOESNT WORK POOL EWWWW!!!!! I honestly wanted to love this place walking in it was beautiful but almost immediately it went wrong we were told that we were in the wrong place even after showing pictures of the Airbnb to the only person we seen the entire week and he told us we were in the wrong place even though we were not. They contacted the host and he told me on the phone our room had a problem and he would move us to an identical room so we said okay then he told me the room hadn’t been used and might be a little dirty so he would get the night crew to clean. That never happened we had bugs in our ur towels counters and the pics I took were the first day (except the ones of the pool)jacuzzi did not work pools were so dirty we couldn’t even use them.NO HOT WATER FOR SEVEN DAYS!!!!! When we told the guy he said the water pressure was broken and we had to use it barely dripping water I’m not kidding this place is a nightmare please don’t book here this was my third stay in Tulum and there’s so much better out there our room was never cleaned in the seven days we were there we got 2 rolls of toilet paper for 7 days 4 people and they’re not big rolls tiny ones , 4 towels for 4 people in 7 days when we’ve been at the beach cenotes or pools? And I know what you’re think why did we stay here we tried to leave multiple times but Airbnb wasn’t much help there’s no service at all there and it was really hard to get in contact with Airbnb so we kind of had no choice we even tried having them clean it multiple times but nothing. Also know the road is very bumpy plz stay clear of this place

Beautiful place to stay, clean and comfortable, friendly staff tucked away. A lot of new construction is coming around though. Hopefully this place will still feel the same way.

We did not have the best experience staying here for 3 nights. The villa itself looks very nice, but that is about it. Communication between us and our contact person from the villa was there, but only done via text and it was not very clear. Promises such as pool and villa cleans were not kept. Also arranging a simple taxi pickup at a pre-communicated time from the villa seemed to be an issue. They offer the option to to provide bikes for a reasonable price but do not mention that there is also a delivery and pickup fee of 100 pesos each, per bike. Additionally, the villa was not properly cleaned when we arrived. Not the worst thing, can happen. Also, during the days we stayed there the water in the whole villa also stopped working at random times every day. Our toilet flush was also not working for a full 2 days. The restaurant also seemed a bit unorganised. Service takes quite long and the food is mediocre at most. The cook was open to make us a pizza after closing already, which was a nice gesture. However, it was probably one of the worst pizza’s i have eaten in my life. All in all, it just feels as they invested all their money in building a very nice looking villa complex while investing little to no money in service.
