If you want to experience sleeping with no A/C. Great place. Quite area. Across the street is the beach.

Superb location. Yahari and the other staff have been wonderful. Our suite suited us really well too, clean and lovely character. Having parking and the cooking facilities was really useful too. Walking distance to Be Tulum, Nomade & Chiriniguito and so many inspiring restaurants. Price wise it's seems unbeatable.

The Info. Of the Place is misleading, because is not a direct access to beach at eany time, also is not a Beach Front Property. The access can be done, in Maalish Beach Club or eany other Beach Club, from 10:30 am to 10:30 pm. Approximately. But don't get me wrong, Rooms are GREAT, the pool is Awesome, the ambient is good and the food, over all, is really a great place to stay, just this part of the info. is misleading, that is all.

Great hotel for a person on a budget. No, they don't have Air conditioning. BUT the pool was fantastic to relax in given half of it was shallow enough to sit and read a book in and its partially shaded so you can take a break from the sun if needed. We met some really friendly people also staying here and enjoyed sharing some drinks with them. I dont think we could have had the same experience elsewhere. The shared kitchen was great for our own morning coffee and brekky. A small suggestion for any future visitors here: bring a mug to donate and potentially a cheap coffee press from IKEA or something. Their coffee brewers are a bit old and grimy so we opted for a kettle and instant coffee instead. they also only had 3 mugs so I would have donated a few myself if I had known. But booking a hotel with a kitchen when we were on a budget was SUPER helpful because there are not many cheap food spots on this road so it was nice to snack or fill a meal here and there ourselves. Something I find both positive or negative, depending on how you look at it, is that our room had bug spray provided. super great for me, who is terrified of roaches, so i sprayed it along the entryway and windows and on the shower drain to keep them away. Two suggestions to the hotel owner: please find a way to have blackout curtains run along the entire front entry. and hang a small curtain over the bedroom window. It would make a HUGE difference in experience. Second, find a better way to close/lock the bathroom door. it was near impossible so we gave up but maybe other duos staying together may be uncomfortable with this.

The WORST hotel in all of Tulum!! This is my WORST Airbnb experience EVER!! We rented the room with two beds and the room is literally on the main street, you might as well go get a sleeping bag and sleep on the street, as it's the same amount of noise in this room. One whole wall has no glass, it's just screens, so not only do you hear the street noise, but you hear the nonstop construction noise, you hear the reception area, you hear the bar and pool area as everyone comes into the space to hang out and party. If you love noise of all time, this is your hotel!! If you want to be kept up all night, this is your hotel! We spent thirty minutes driving around to find the hotel, as the owner won't spent $5 on paint to put the name on the hotel. When we arrived there was no receptionist here, just a nice Spanish-only speaking guy that offered to contact Armando, the property manager. We expressed how unhappy we were with the room, how this was supposed to be a vacation from our stressful work life, but staying here with non-stop honking vehicles outside, construction, music from the bar area below and yelling drunk guests was not relaxing at all. And Armando pretty much told us 'tough luck suckers,' in less direct words. The owner refused to speak with us directly. I would STRONGLY DISCOURAGE ANYONE FROM STAYING HERE!!!!!!!!!!!!!!!!!!!!!

Drinks on the roof were very pricey but beautiful view. pizza in the restaurant was delightful, delicious and well priced!
