Awesome, very central to many things. It's cute and the AC and fan works. However it is similar to a hut style so def expect insects and potentially having water leaks

Had quite an unpleasant stay unfortunately. Our room was really damp with a very strong damp smell that seeped into the bedsheets and our belongings, our clothes smelled like mould for the rest of the holiday. The shower leaked badly every time we showered, flooding the bathroom and leaking into the bedroom. Worst thing was when we arrived back from our friends wedding at 4am and there was no one at reception, we were locked out for about an hour, banging and shouting at the door. Eventually the reception guy turned up, he had been sleeping in his car and didn’t care that we had been locked out. Our friend had a much nicer room, but it had smell problems, ranging from drain to sewage to kimchi. Really wouldn’t recommend.

My mom and me were sent to this hotel because the one we booked was overbooked. Unfortunately we had to move twice within two days (they didn't expect us until the other hotel sent us last minute) and we were not happy about the situation but in the end we were glad we got the chance to stay there. It was a real upgrade to the "hotel" we originally booked. The service is great, they did everything they could to make us feel comfortable (especially Juan José, he is an angel!!). The rooms are nice and breakfast is tasty. (There is a breakfast room now!) The location is great, it's quiet, there's a big supermarket and good restaurants nearby and it's not far from the center (Tulum is small!). There were a few cockroaches and mosquitoes but that happened in every place we stayed in in Quintana Roo. I'd happily go back there.

It looks that they have just opened (around February 2018), there is still a temporary reception and no breakfast room, but rooms and swimming pool area are ready, so it wasn't any problem for us. Very nice cottage style standard rooms with comfortable beds, and small but pretty smimming pool area where you can relax. 5 stars for a good start!

Very noisy and quite out of the way Very loud music from nearby starts playing early in the morning, at night also loud music and stops around 12am when we stayed there. Even we had ear plugs can still hear the low bass. Also very close to the road which heavy trucks and cars go frequently, you can hear the noise very clearly. Staffs are fine and speaks English, breakfast is simple. They rent bike for 150pesos but no light no bell and handles are loose. The distance between the town center is about 15 mins and not a walkable distance to the beach area. If you try to get a taxi outside of hotel to beach all taxi drivers quote you 150 pesos which is a scam because of the driving only less than 10 mins. There is no Uber in Tulum. Do not recommend this place for staying more than 2 nights.

This hotel is being built and is not fully functional yet. The shower didn't work - no hot water and ZERO pressure so we couldn't take it. Breakfast is very basic, with 2 eggs and lowest quality bread, served in a room with an odour of trash. Staff constantly on their mobiles. Filter water machine in reception didn't work, in the kitchen it is apparently not possible to refill your water bottle after check out. It's only ok to drink this water on premises. Total BS. Pool was not maintained thus unusable. The place is right on the busy road to the beach, we had to wear ear plugs to sleep. Bad experience.

I was absolutely pleased with this hotel, the staff and our stay. My wife and I stayed in bungalow #4 upstairs. I called about two times prior to our arrival to confirm if the rooms had A/C and they were super kind. Upon arrivals the front desk was very accommodating and sweet. Oliver is my absolute favorite! He helped us throughout our entire stay and was super amazing! I will definitely be staying at this cute little hotel again!
