Sin Duda is amazing! Highly recommended for anyone coming to Xcalak! The snorkeling right from their beach is fabulous. Their breakfast and happy hour is lovely and the ability to use their kayaks and snorkel gear is awesome!

We spent 11 days at Sin Duda Villas between late-November and early-December 2021. We've made around ten trips to SDV over the years - so it’s kind of hard for us to be critically objective. The reason we keep going back is a bit complicated. The quiet and beauty of the place is simply mesmerizing - I actually looked-up that word, to make sure that I was using it correctly! Each visit, we find that SDV has improved under Dave & Lesley, and, to be honest - we like it better than ever. Most things are the same: the quiet - the loyal & hard working staff - the Caribbean Sea is still clear and warm, the fish are (like the wild flowers along the beach road) plentiful & brilliantly colored, the stars at night remain just out of reach, and the ease of snorkeling 50 yards off shore is just so easy….. The improvements include the updated appliances, the fans, led lights & wifi, - - - it even goes beyond the hard work that's been done combating beach erosion & sargassum, and the construction of additional palapas & parking. At Sin Duda Villas, there is a subtle, but noticeable, feeling of joy around the place....... a lightness of spirit, that just makes it great to be there - and makes one daydream about the place long after the suntan has faded. That said, SDV is not for everyone. One must drive around 5 hours (each way) from the Cancun airport. There is no air conditioning, no pool, no disco, no bar, no restaurant, no water slides, no room service, no phones, and only rarely are there children. This is world class, reading, fishing, snorkeling, star gazing, kayaking, and RELAXATION. In town (eight kilometers away) there are bars, restaurants, fishing tours, and great scuba diving. Now, as ‘seniors’, we were a bit concerned about the virus & international travel protocols. Happily, found that we had absolutely NO issues at all. I had built a full day into our schedule on the way home (in Cancun) just to make sure we could get the necessary tests to allow us back into the USA. That was a day that we should have spent at SDV! The airport hotel directed us to the closest clinic (across the parking lot). Ten minutes later, the clinic staff had assisted us in completing the paperwork, and had given us the test. The cost was about $20 (USD). The results were emailed to us less than 30 minutes later. We found that testing is also available in every moderate sized town. Some people got tested in Mahahual & Tulum (on their way back to Cancun). One person we met got tested while on a day-trip to visit friends staying in Bacalar. We found that the Mexican medical clinics truly have the testing process streamlined. In the same manner, the Cancun airport staff works to keep people safe and moving efficiently…….. well, the luggage could have come out a little faster ;)……. Airport staff workers were patient and helpful, insuring that our paperwork was complete. We felt that our trip thru the airport (both inbound & outbound) was efficient and easy. Will we be back? - - - I sure hope so!

This is our fifth year traveling to Sin Duda. A beautiful location with fly fishing, snorkeling and diving nearby. It's not for everyone, but if you are looking to get away from it all this is the spot The owners, Dave and Lesley, are the best. They are full of information and responsive to requests. They host a wonderful happy hour where guests share stories of their adventures in the great outdoors The sunrise is consistently beautiful as is the ocean right outside your door
