Small hotel with only 13 rooms. Comfortable rooms, great beds, quite and almost no noise from the streets (unusual for Oaxaca) but no windows in the rooms. Nice breakfast (homemade carrot cake and jams). Good service. Decoration is kept to the minimal. The patio could have had a bit more green and breakfast service could have been provided in the patio rather than in a room that feels like a box. Location is ok. 10-15 min walk to most things in the center, but streets around the hotel are darker than the more central ones. I didnt feel like walking alone late at night.

Nice and tidy hotel in the city center, a safe and pleasant 5m walk will take you to the Zócalo. The common areas of the hotel are decorated with local artwork, a sample of the art and culture that impregnates Oaxaca. The rooms and beds are ample and comfortable and they have all the basics covered. Nothing to miss. Staff are polite and helpful and questions and requests have been promptly and professionally fulfilled! If you are wondering about the price difference with other hotels in the area, or are on a budget, please consider breakfast is included. An extraordinary breakfast! We loved turbo-charging and starting the day picking from the breakfast menu. Delicious and with a local taste. We have stayed here twice, and would stay a third.

I stayed here for a week and it was a beautiful experience. The courtyards you walk through about the hotel are stunning. Beautiful architecture and filled with large plants. The court yards are open air, making it nice to step out first thing in the morning and check the weather. Everyone who worked there was kind and would say hi or give a nod when you pass. The front desk was always available as hospitable. The room cleaner came in everyday to thoroughly cleaned the room, which was not a common experience in my weeks in Oaxaca tbh. There was pick up laundry service available for purchase which was convenient. Reasons for 4stars: The internet was spotty. The water pressure from shower head was uncomfortably intense. The beds were very hard, my back hurt when we left. It was conveniently located within a 2 min walk from the centro square. Overall it was a nice quiet pretty place to stay

5 ⭐️ QUALITY!!! Words cannot describe how perfect my experience was here. My journey first began at another hotel that unfortunately had a bug issue and no a/c, so I scrambled to book this one last minute. What a godsend, and how lucky that they had availability for me! From start to finish, 5 star service without the price tag. Monica kindly arranged a taxi for me via WhatsApp, where I was greeted with immense hospitality, a delicious local beverage, and a serene garden which greets you behind two large secured, wooden doors (that also have a doorbell and cameras for extra security.) My room was a safe haven for me - A/C, minimilast, clean, high quality bedding and extremely comfortable mattress and pillows, several free bottles of water daily for brushing teeth and drinking, a clean shower with hot water and high pressure, ample lighting, not an insect in sight and an added bonus of TV with cable for evening time if desired. (In my case, I became ill on the trip so this was an unexpected plus.) When I became ill, Monica was like my angel- gracious enough to schedule an appointment for me, provide incredible restaurant recommendations (Quinces Letras - heavenly mole and cocktails!) and arranged all of my taxis, providing their taxi number and name for added security. WOW! When I returned to the hotel they greeted me by opening the door, provided delicious hot tea with honey for my throat, and the evenings were wonderfully serene in the garden and quiet, as it is not only an adults only property, but there is a feeling that everyone respects the spa-like environment of zen. Saving the best for last - breakfast every day, which is served until 12:00 for us vacationers who enjoy sleeping in, was the highlight of my trip to Oaxaca. Eduardo the kind chef, creates and presents each creation like a 5 star Michelin presentation and QUALITY, sourcing only local ingredients that Oaxaca is famous for. The fruit bowl in the morning with the best figs of my life…the pork belly with mole that was heart-warming, the hot chocolate drink made with real cacao bits Oaxaca is known for was a must at the end of each meal. My only regret is that my trip was cut short, and that I didn’t get to try each and every entree on the menu! Eduardo’s creativity and direction in his cooking is top class and worth the reservation here ALONE! I cannot say enough good about the tranquility of the garden and fountain, the room itself, and most importantly: La gente con todo el hospitalidad del mundo (all the world’s hospitality.) When I was sick, very stressed, and scrambled to book an early flight home, each and every member showed empathy, kindness and service at levels I’ve never experienced. Though I’m utterly heartbroken I had to leave INCREDIBLE Oaxaca early, I will absolutely be back, and when I do, will 100% stay here again! Don’t hesitate to book - I will be dreaming of this place until I return. Espero que pronto, pero voy a regresar! ???

I feel reviews are so imp as I read everyone’s reviews and make decisions on that so will try be as real as possible :) Well I want to write so much but will try keeping it short :) booked it through booking .com was skeptical as it said it’s a 3 star property so was nervous as what to expect but as the reviews on location was good so took a chance . I must say I am glad I made the choice the hotel was beautiful ,clean and very cute and boutique type .i felt I was at home when you enter there’s a beautiful courtyard Hope the owners convert it and make it pretty so we can eat breakfast there .it’s a beautiful hotel week kept and very quite you don’t feel you are staying in a busy neighborhoods it’s a peaceful oasis . The rooms are nice very basic and little old style . We stayed on ground floor 106 and the window opened up to this beautiful tree in courtyard my major complain is entrance to bathroom and since of bathroom is small am not sure how a beautiful wide person can maneuver that’s is one thing I would make changes to .the water pressure was amazing ! The hotel serves only breakfast after that ther is no service no food or anything . If they do a little small coffe cafe that would be great also I love how this owned by a indigenous family and keeping it all local flavor location is great and the staff in literal sense is one person :) very helpful and nice . Hope you guys enjoy this review it’s from my heart and I loved this place ? can’t give 5 starts as no other amenities will be back in near future One more things the staff at breakfast were not friendly and not very helpful they need to smile and show they are happy working there even if they are not ! I-have to thank JERRY at front desk was a amazing and super helpful guy connect with him he is good ! Management please you have a beautiful courtyard make it colour ful and inviting I took videos of the hotel but somehow can’t post it :(

I had an excellent stay here. The hotel is a beautifully restored colonial building featuring a peaceful courtyard, meeting room, and cafe. The staff is incredible – warm, friendly, and very attentive. They made me feel extremely welcomed. The hotel is very quiet and kept spotless. It is also walking distance to several points of interest (market, restaurants, zocalo, etc). This is my second time at XTILU' and I wouldn't consider staying anywhere else!

I know for a fact that whenever I have to come back to Oaxaca I will for sure come and stay in this hotel. I did a lot of research of which hotel to stay and this was by far the one with beautiful decoration, breakfast included, in downtown area, and with really good prices. My stay here was delightful. The staff is one of the friendliest I have ever met. The breakfast is delicious and very nutritious. Very quiet and confy. Recommend it 100%. The receptionists Monica, Elizabeth and Gerardo were so helpful and willing to answer any questions I needed and accommodate anything to make my stay as comfortable as possible.
