Zorba Tulum Beach Homes - 77780 Tulum

I would have given this place 5 stars if we hadn't have had the experience that we did. The property is stunning and our first impressions were phenomenal. I was there with a group of 35 for a wedding. We payed an insanely amount of money to book the entire property so you would think we would have the best service. The day of the wedding when we all left for the venue, when we returned 6 of the rooms had been broken into and things (jewelry, money, etc) were stolen. All the maids had come out to watch us while we were getting ready, so we can only imagine they were waiting until everyone left since they had access to the rooms. There are only 2 safes on the property which is weird since you wouldn't expect to have to go into someone else's room to share a safe which were also very small. When we approached the property manager and owner, they did everything to dismiss our concerns! They weren't apologetic and it didn't seem to bother them that almost $1000 of property and cash had been taken. The last annoying bit is that there's no cleaning service on Sunday...considering we were getting ready for the wedding all day Saturday and enjoying ourselves, the villas were a disaster come Sunday and no one was there to do anything about it. Again, we spent a significant amount of money and would have expected to be treated better. Would give 0 stars if possible.

My group stayed here for 4 nights and it was absolutely wonderful. Staff were amazing, super nice and very accommodating. The villas are very private and the beach is unbelievable, especially at night when you have it all to yourself. Directions on parking and everything were very clear. They also provide you with a contact for grocery deliveries that was also very convenient. We also had ZERO issues with safety. We left our doors unlocked with our valuables out in the open and had no issues. There is a safe in each room as well if you choose to use it. Our concierge Chabely was fantastic and quickly responded to all of our needs. The poor reviews on this site just tells me the people that stayed here were idiots that did not communicate well. We are already planning another stay for next year and very happy to come back.

My experience at Zorba Beach Homes was nothing short of amazing! The property is extremely beautiful and neat. Our penthouse was spacious and had an outstanding view of the beach. Looked like a postcard! Snow was awesome and was available for our every question and in a timely manner when booking our reservations. We got to meet Snow and Guy during our stay. They were just as nice and inviting in person. Great people! Chabely, our concierge was very helpful before our trip and provided great service during our stay as well. We can't wait to go back!

Such a magical place to stay in Tulum! We thoroughly enjoyed our time at Zorba Beach Homes. The staff we interacted with were very friendly and helpful. This place has a real charm. If you're interested in a getting away from it all, then consider Zorba. The shower in our room was amazing! I love that you are just steps away from the beach. I would stay here again in a heartbeat.

We’re a family of 6 and had the great fortune and luck to spend part of the Covid quarantine in Zorba. The place is magic. The sea, beach and beautiful house where we stay meant we had a stress free and very enjoyable stay. The days went by leaving us great memories of sunny days and a surprisingly beautiful nature. Our daughters (5, 6 and 8) came home with a lot of knowledge on the sea, animals and fish of Tulum. The staff at Zorba was very attentive and dedicated to make us feel at home. The location is great! We’ll never forget how incredible this place is, hope to come back, and would recommend it to anyone traveling to the Riviera Maya. We love this place and we hope to come back very soon.

Zorba by itself is very nice (the staff, the vibe, etc.) however my disappointment is more with Tulum in general. Where Zorba is situated in Tulum, the noisy hotel next door and the price/value relationship is what makes it 4 stars instead of 5. Tulum has become very crowded in the last several years so getting to and from Zorba takes 45 minutes from highway/town of Tulum generally. That’s a lot of time spent in the car or on a bike if you want to go get lunch in town or go to a cenote, etc. It’s bumper to bumper traffic with lots of potholes on the road. The beach clubs and the crowds in the area don’t make for a tranquil relaxing beach stay once you leave the hotel and even the music at the hotel next door take away from this. There are some nice gourmet restaurants that are worth it (Nu, Itzik) and some cheesy ones that are a ripoff (Gitano). The beach zone is definitely overpriced - ATMs included. 8% transaction fee! The crowds are somewhat less sophisticated these days. As unfortunately is typical in the Mayan Riviera (and perhaps Mexico on general) the government and the developers pocket the profits and do little for the infrastructure and the welfare of the locals and the environment. Zorba is great to experience the “scene” that Tulum has become but I wouldn’t recommend for a quiet getaway as it once was. If you’re looking to party then it’s a different story. Keep in mind when you go as the sargassum is worse from March - September. It was 20’ wide and 2’ deep when we left and the entire beach starts to smell as it composts in the hot sun. We were there in July. It’s not their fault (it’s naturally occurring but has gotten worse the past several years due climate change and pollution most likely) but when paying a lot of money for a beach front room and you can barely swim in the murky ocean it dampens the mood.

This place without a doubt is a gem in Tulum. From the service how they welcome you to you being directly in front of the best area of the beach in Tulum. The villas are comfortably designed and you are just a few km away from the national park Sian Kaan. I’ve been coming now for 3 years to Tulum and can say Zorba homes is the best option for you to stay in Tulum

Zorba is beautiful. Chabely and Miriam were both responsive and helpful with our entire buyout of 5 villas. The grounds crew was friendly and worked hard to make sure we had a great stay in Tulum. We felt safe and at home. We will definitely be coming back!
