Worst most expensive stay ever. DO NOT book this place. There’s construction right on the property which the don’t warn you about. Running water in your room is lukewarm for 3 minutes at a time AT BEST. Cleaning is not included (which is so strange to me at these prices). Staff is useless and not helpful at all. Besides, Leslie who works reception- who is actually really cool and helpful.

We had a lovely stay at Cacao Tulum! The design of the hotel is stunning, clean and the staff is very friendly and helpful. Lesley and Wendy were always really helpful and hospitable during our entire stay. There are some cute cafes and restaurants in the neighborhood as well, but you can also easily go to the city centre which is not too far away. We’ll definitely come back here in the future! As the hotel is very new there are some small points of improvement, such as the WiFi. When we arrived we barely had WiFi connection in our room, but towards the end it did slightly improve so we think they are working on it during our stay.

We had a great time at Cacao. The Apartments are excellent. Well furnished, really nice spaces. It's a very slick set up. They are located in La Valeta, considered the 'New' Tulum. The Staff are very friendly and helpful. Upstairs at the rooftop bar, the Bartender Gameliel is a hero! He was very helpful, made seriously great drinks and was great fun. Really genuine guy and excellent at his job. Really added a lot to our stay. I would highly recommend Cacao if you are considering coming to Tulum.

Nothing big to complain. The place is super nice, we had a private pool on the rooftop which was sweet, all of the staff were very professional and attentive. The road to the condo is very bad. You will need to calculate in some extra time and nerves but that's not uncommon for Tulum.

I had the most amazing time at Cacao Tulum. What a beautiful and relaxing place to go to while staying in Tulum. The staff was awesome, Gama made our day at the Pool bar; he was always there when we needed something and he such a sweetheart. Also, Alan and Wendy at the front desk where so friendly and helpful during our stay

This place is a aparthotel which means its more condo than hotel. Yes, the road is bumpy outside, basically because Tulum is in the jungle. Don‘t expect 5 star facilities like Paris or London and you will be more than happy. They rent scooters right at the hotel, take good care of your laundry and even organized an amazing surprise for my girlfriends birthday. Special thanks to Leslie and Wendy who have always taken good care of us and our needs and gave us a very welcoming feeling.

Beautiful condo complex. Clean, well maintained, professional and helpful staff at the front desk. Ignore reviews claiming hot water problems, nonsense, water is scorching hot and lasts throughout. Pool area is very well maintained and the gym is superb. All units come with full sets of cutlery, dishes and cooking needs. They provide plenty of towels. Bike rentals available from the front desk. Lots of safe parking in front of the building.

I usually never leave reviews - but for this particular place I needed to. After reading all the reviews before my trip - I was expecting not the best but not the worst. This place exceeded expectations. The room itself was a great size for one or two travelers, private pool, small kitchen that had everything I needed, a private balcony, air conditioning, enough towels, toilet paper (feel the need to include this part since someone complained in a review), and bathroom amenities. There is construction going on, and the roads are not paved - but this is Mexico..... Even with the unpaved roads no cars or taxis had trouble coming to the hotel directly. There isn't only construction at this hotel but the whole area, Tulum is such an up and coming touristic location that honestly every corner you turn you see construction of huge luxury hotels happening. It was towards the south side of El Veleta but I personally loved the location. I was able to walk or scooter everywhere, and walking through the town gave me the chance to find restaurants off the beaten path that had great food, but not a lot of tourists. I personally recommend this place to anyone - and would most likely stay here again if traveling with myself or just one other. Great price to feel like a luxury stay.
