★ ★ ★ ★ ★ Good service. Amazing view. TONS of stairs? Rooms were not the cleanest.? Pool bleached my husband's and kids swim trunks. ?Price in dollars vs pesos, realistically you can find way nicer and cleaner at possibly cheaper or the same price in PV

★ ★ ★ ★ ★ We enjoyed our stay. Our 3rd floor patio had a good view and 5 min walk to restaurants and shopping. There is little A/C here. And, what is there is very noisy, so no sleeping with it and often too hot to sleep a full night. Our room 8A did not have traffic noise from the 200.
The pools water could be heated slightly to enjoy a dip. Be prepared for stairs for suitcases and carrying groceries.
There was no Weds BBQ margaritas and only one day complimentary coffee.

★ ★ ★ ★ ★ Great location (especially for the gay areas of town) if you don't mind a walk up the hill; rooms are cleaned meticulously each day; staff are pleasant. Pools are small but fine for a splash. The sewage system outside our bathroom window was an odor problem. Our balcony and view were great. The fan kept the room nice and cool. Plenty of kitchen space. Bed was small but comfortable. Would happily stay again if we could avoid the smell issue.

★ ★ ★ ★ ★ Casa Anita sits on a steep sloping hill overlooking the blue Bay of Banderas in the village of Amapas within Puerto Vallarta's Romantic Zone. Construction began in the late 60's and grew as funds were available according to the history documented on their website. What a colorful past the two owners had by just coming here the way they did at a young age and creating such a wonderful place over time for visitors to stay. I had a friend from GDL visiting for the weekend and I made reservations way too close to arrival. There was only a two bedroom available when we arrived, which they gave us at about the same price of $45 economy suite. The unit was very spacious, and has a large furnished terrace with a beautiful sea view, perfect for drooling over our famous sunsets. The kitchen is equipped with all the basics plus a blender, coffee maker, microwave, along with a few other gadgets. The linens and towels are a higher quality than most other properties offering vacation rentals. There are queen size beds in both bedrooms, ours with a very comfortable mattress . We only used one of the bedrooms. The bathrooms have nice showers and plumbing wasn't an issue as it can be here. The furniture and decor reflects an earlier time in the last century, but is well maintained and compliments that period's atmosphere. A flat screen or Smart TV in the living room provides choices of programming in Spanish and English and is supported by IZZIE which also supplies the internet and WiFi. I would honestly recommend Casa Anita to almost everyone. Senior's or those with mobility issues may want to think more about it only because of the number of steps and stairs they may have to deal with. We walked in to town a number of times without any problem and it's less than a 15 minute walk to a number of fine restaurants, clubs and the Act ll Theater. The beaches are just down the hill about a 10 minute walk. For those preferring a pool the property has two to choose from. The one I our area was on a rooftop terrace and is more of a plunge pool rather than lap pool. Again this area was kept very clean and orderly. They'll take good care of you, si give them a try in your next visit is to Mexico's coolest beach resort.

Cons: Room A15
1. Sewage smell coming from the shower drain. We had to put a waste basket on top of the drain to limit the smell. We couldn't even brush our teeth in there is was so gross.
2. The bed was two lopsided twin mattresses put together with uneven hight, you can feel springs as it was an old, thin mattress. The mattress seemed at least 30 years old. Pillows and linens old and not fresh. Impossible to sleep. Honestly, this was the biggest issue (besides the sewage smell coming from the shower).
3. The couch was broken. Can't even sit on it let alone lay down on it.
4. ZERO internet in rooms and upper pool area (barely some internet near the office and the ground floor pool). This is 2022 and Puerto Vallarta has fast internet! On this trip, we stayed in 4 other accommodations in the area (all different styles) and they all had super fast internet.
5. We turned in our remote control and key to get back our deposit. They said they "had no money" and we would have to return hours later to get our deposit back.
5. They have a money exchange. I asked to exchange money and they simply said, "no". Amusing.
6. Staff was dismissive. The manager said her friends stayed in our room and they didn't say anything was wrong. She also refused to refund us for the remaining days, unless they rent it out again. UPDATE: manager has now refunded 1 of the 2 days.
7. There is a "for sale sign" all over the hotel and I believe their priorities are selling units and not hosting guests.
context: I have stayed all over the world from shanty town shacks to resorts and I have never been inclined to write a poor review before this one. The service was insult to injury.

★ ★ ★ ★ ★ Beware!!!! We Booked 3 nights and left immediately after the first night, first thing in the morning. So gross. We stayed in room A15
-The bathroom stunk so bad like sewer I couldn’t handle even brushing my teeth in there.
-No WI-FI in the rooms. Barely works in the public areas either. We work remote so this definitely did not work for us
- the bed is two gross single mattresses from the 60’s pushed together that have springs almost popping through the mattress. So uncomfortable.The pillows were lumpy and the cheapest pillows money could buy 30 years ago.(see pictures)
- the couch is so old, it is so uncomfortable. The cushions don’t even cover the whole couch.. see picture
We asked for a refund the next Morning. Staff said the manager is on her way is 30 Minutes. Waited and waited she never showed up and we had a dental appt to get to. We talked to her on the phone and she refused to acknowledge how bad the room is. Said she had friends stay in that room for 10 days with no complaints. Total lie. You would have to be homeless to appreciate this room.
We drove by the following day and saw that she has rented out the place as the patio door was open.
Beware! This place is a dump, management is garbage. Way better choices out there than this hole.
If you book this place, make sure to fully inspect the room before accepting, sit on the bed, check the bathroom for the sewer smell. Etc.
