★ ★ ★ ★ ★ Very helpful and nice staff. Very clean and nice. The breakfast is very simple. The rooms are specious and good standard. The location though is pretty off. It's far awat from the beach so you can either take a taxi or rent a bike or vespa.

★ ★ ★ ★ ★ Small six room boutique hotel with huge rooms. Quiet location, squeaky clean! Also, beautiful sunset view from the room's balconies on the third floor. If you are looking for peace and quiet stay here. It is a bit far to walk to the main area of town (about 1.5 km) so consider renting a bike. If you have a rent car, that's not an issue. They have free parking if you bring your own car.

★ ★ ★ ★ ★ What a lovely experience! We stayed for a week and everything was perfect. Friendly, helpful and knowledgeable staff were there at all times when needed. The WiFi is excellent and the rooms are well air conditioned, clean and spacious. There's a fridge as well which is a bonus and it's topped up with water bottles each day.
We hired bikes a couple of times which was a nice to cycle to the beach, we did walk to the beach one day but it's a fair distance, in a taxi it's about 150 pesos. Walking into the centre of Tulum to the shops, restaurants and bars is only 10 mins.

★ ★ ★ ★ ★ My husband and I booked last minute with Casa Santiago because we needed a hotel for early check when our Airbnb was delayed. The staff did an amazing job accommodating us, checking us in early, and making us feel welcome and stress free.
Was nice to see guests in the eating nook having coffee and breakfast together (Casa Santiago prepares a made to order breakfast for guests). Staff and guests all seem to know each other well, feels like a very friendly and relaxing environment for a longer term stay.
Room was exactly what we needed, comfortable, great amenities for the price point. Would definitely return.

★ ★ ★ ★ ★ nice private hotel. very nice owners. At breakfast you can get cappuccino :). The rooms are nice and clean, just the noise comes from the staircase because the doors are not very isolated. And one more small note: there was only one hotel in our Mexico trip where we got breakfast for two (not for three persons). We traveled with the two years old daughter and always show the 3 persons when booking the hotel. it is not very difficult and expensive to bake one egg more for a child and really would help for the families.

★ ★ ★ ★ ★ Well in a hectic period and world this little charming, clean, hospitable, small hotel has been stupendous. As my friends and I stayed here for a few nights taking in the charm of Tulum. Martin and his team keep this place clean tidy and relaxed. Great complimentary cappuccino and hearty breakfast for an inclusive. Value, clean, relaxed, quiet and nice ambience atmosphere day and night!! Highly recommend.
