β β β β β Hoteles was not clean. Bathroom smeels bad. Hot water takes 10 min to start working. WiFi basically does not work
Place is good, but its expensive thinking above points.
I think these are better options

β β β β β Really disappointed, the opportunity to go swimming to zero thanks to a lot of smell seaweeds that no one cleans. The gutters point so that the water flows directly in front of your terrace. Luckily never more... One star just for the drinking watter on apartment. The room for two people enough, clean, small and comfortable.

β β β β β A rallye nice hotel in front of the beach. Nice view, nice room, everything clean. Unfortunately the hotel didn't do something about the seaweed at the beach, so it wasn't possible to swim. Also, it smelled a lot because of the seaweed.
We checked out earlier because of a hurricane arriving and the manager of the hotel politefully didn't charge us one night.
Can recommend!

β β β β β Clean place in akumal. The people in management very attentive and they would provide with everything we asked pretty quick. The actual unit needs to be upgraded the sink facets were all rusted and the mattresses were awful I couldnβt sleep at all way too hard and old. Even though it was a peaceful place with only a few people around I would rather look for a different place more upgraded close by.

β β β β β Location is too hard to get to. You drive a good two miles of off the main freeway, passing a little town and two manned gates. The beach was covered with algae and not accessible...though their pictures showed a great beach. ? Their pool is almost offsite, to the side. Their facilities are not ideal (very very basic). If you want to "rough it" a bit, this is your place!

β β β β β Here's the deal: if you want beachfront for around $100 a night, this is it. It's not glamorous, the facilities are dated and the rooms could use maintenance, but the bed is decent and nothing beats sleeping with your doors open to the crashing waves.
I definitely recommend getting a room on the ground floor for easy access and get one with a kitchen if you can. There aren't many dining options in the area and just one in Akumal town is open for breakfast. Lunita restaurant down the beach has good food but is more upscale, the bar attached to this place is fun and quirky but food and drink quality are not something you'd want to eat everyday. The happy hour is 5-6 and the prices are great then.
As others have mentioned, it's not a great beach for swimming. It's rocky, the current is STRONG, it seems like seaweed is more or less a fixure nowadays. The seaweed can pile up and stink so be aware of that possiblity (they don't seem to clean it up). That being said, we did make it past the rocks to do some snorkeling and were able to see some brain coral, fans, and fish.
Also, we took the Collectivo up from Tulum for $4. If you are traveling on a budget you've got to try them. Got dropped off at the highway and walked the whole way to the hotel, which wasn't ideal with luggage but it is doable.
So overall: it is what it is for the price. You want something better, you need to pay for it or go to a less expensive area. I wouldn't recommend staying here for more than a couple days tops.

β β β β β Loved the beachfront location (Condo A). Clean but needs updating. We traveled with a toddler and infant; cribs were available (Pack N Plays) but were given to us broken (!) and took >24 hours to get functioning ones. Hot water takes a while, Wifi and AC worked reasonably well. Nice they have purified water for drinking. Bikes for rent are falling apart and rusted. Easy to walk to Akumal and Yal ku lagoon, La Buena Vida restaurant is close by and very convenient. Biggest complaint is that the manager was never at the reception desk. There was a sign up that said "be back in 5 minutes" most of our stay. Very difficult to get what we needed whether it was towels, rentals or more water, etc. They did try to tidy the beach (sargassum) every few days but I don't think they can remove it until it's completely dry. It did not smell when we were there (thankfully). The bay is very rocky, bring water shoes. Heidi (with reservations) is amazing and helped us immensely when we couldn't reach the manager. Overall, we enjoyed our visit, it was quiet and safe.

β β β β β The view and scenery is breathtaking and the rooms are just a step from the beach, but the building and room I stayed are in serious need of renovations and the website needs to update the photos. I paid for 3 nights but only stayed for 2 and went somewhere else. But the staff and workers are extremely nice and helpful. Not worth $130/night for 1 queen bed 1 person.
