★ ★ ★ ★ ★ Let’s start with the positive, the staff are lovely and very helpful, they are doing construction work and it starts at 7:45, if you’re looking for a late start and to relax in bed, find another hotel, during the day the noise is irritating. The floor in our room was a bit dirty and it felt like it wasn’t swept. The sheet and covers were a bit old and stained but hopefully they are washed after each guest. We got just two towels, no hand towels. Usually hotels give you a little water, here there was nothing, it’s a no frills hotel. There is free parking across the road. We had a car but you can rent bikes to get around but I found it far to ride to the beach and the ruins, the bikes have no lights at night so I found it a bit dangerous, I would of hated this place without a car but you can walk to downtown to local restaurants.

★ ★ ★ ★ ★ Next to that the reception lady was super rude and told us when we complained about the noise “we should’ve stayed in the jungle” it was like staying in a nightclub instead of a hotel (including discolights). Top of the iceberg I never received my creditcard refund from €400 so they also ripped us off.

★ ★ ★ ★ ★ very nice hotel in great condition with cool rooftop pool area. the staff was super nice, room was big and clean with comfy beds and sheets. location is excelent, you can rent a bike at Ola (3 mins walk from the hotel) and with bike both Tulum downtown and beach area is a short ride.
about the low ratings: this area is under development so there was dust everywhere around the hotel, we could not use the terracce due to the dust, but this is not the hotel's fault, there are ongoing constructions everywhere in Tulum.
Also live music till 23:00, but this is again very common in Tulum. If you want to sleep earlier go to a different city or quieter neighbourhood farer from center Tulum, but this will also mean less restaurants, nighlife etc.
would stay here again for sure.

★ ★ ★ ★ ★ Avoid, unless you enjoy yellow sheets and towels, bad breakfast, humidity and mold, super dirty balcony, staff who tries to keep your extra towel and service deposits. Worst hotel I been so far and I have travel post-soviet, asia and other third world countries.

★ ★ ★ ★ ★ Below average. Stayed here for three days while attending a wedding in Tulum. Room was clean, service was okay, pool was pretty gross and no one swam in it, but the biggest problem was that THERE IS NO PARKING. Staff advised us immediately that parking on the street is prohibited and local law enforcement specifically targets tourist vehicles. We ended up having to park across the road at a supermarket; probably the sketchiest place I've ever had to leave a vehicle. Beyond that, the pool was gross and I never saw anyone swimming in it. The water was green and there was clearly a lot of algae growing on the walls and the bottom of the pool. Also, and this is probably just a result of what Tulum has become, the restaurant bar is open very late and blasts dance music until like midnight even though it's completely empty. Not a hotel to relax at if that's what you're looking for.

★ ★ ★ ★ ★ BEWARE: I had expensive clothing stolen from our wardrobe while staying in this hotel, which could only have been taken by a member of staff. When I reported this to the hotel their response was that it seemed unlikely and therefore refused to investigate or arrange any kind of compensation.
Otherwise the hotel is average at best, nothing like it looks in the pictures with brown water coming through the taps/shower one of the days we were staying there. You would not want to swim in the rooftop pool and the bar makes lots of noise in the rooms till late at night.

★ ★ ★ ★ ★ After the first Hotel we booked was horrible, we switched to Hotel Blanco. The people are very nice and helpful, the rooms big and clean and you have a private balcony. The rooftop pool is also nice. The prices are not cheap and not expensive, but at least you get a nice room in a very good location.
They also offer various tours, rental bikes, ATVs, etc.
Would recommend this hotel. We extended a night to explore More cenotes.

★ ★ ★ ★ ★ The hotel itself is fine. Clean and decent rooms for the price. HOWEVER, very noisy. There is a bar just at the reception where there is music (quite loud) until 11 pm, then there is the street which is under construction and there is a LOT of dust. Then, if you are unlucky, there seems to be other people in the hotel who listen to music or talk until 3 am (the walls are quite thin). We called this place: Party House. Not the right place to stay if you are looking for a nice relaxing holiday.
