★ ★ ★ ★ ★ Condo community in Aldea Zama planned development in Tulum, MX. Area-wide construction ongoing. The Bajo Cielo building is a 3-story walk up (overall Tulum is NOT handicap friendly). The one-bedroom penthouse has it's own pool on upper level. The large building pool is also on third story. Nicely appointed, but HARD beds. Water sometimes gets shut off due to adjacent construction. It is a 400 to 500 Peso (20 to 25 US) taxi ride to/from the tourist/beach/restaurant/shopping area. Pesos are preferred, but US dollars widely accepted. Do NOT expect to pay by credit card anywhere other than in high-end hotels.

★ ★ ★ ★ ★ SCAM ALERT! AVOID! Do not book anything in this gated community and especially avoid Kite Residence. The staff is rude, unreliable, and they will steal your money. They are also lying about the fact that the place is super loud. This gated community is located in a big construction site, not quiet at all. Way too expensive for what it is!!

★ ★ ★ ★ ★ Horrible. I rented an Airbnb and the water didn’t work for 3 of the 6 days there. The hosts name is Gabriel, and when I requested a partial refund from my stay, he denied it and then blocked me on what’s app. Overall terrible experience and very unprofessional

★ ★ ★ ★ ★ We went to Kite residence for 1 month with a group a friend and we didn’t like the way they treated us, we have been disappoint of this place. Heavy construction work from Monday to satursday from 8 am to 5 pm. Poor communication and coordination with the management. Only good point: Thumbs up for the security and the housekeeper.

★ ★ ★ ★ ★ This place was a huge disappointment. The staff lied four distinct times about the states of being. The WiFi was super slow and they said mutplitle times it was amazing. They told me there wasn’t any constuction happening next door even this the deafening noise started at 7:30 everyday. The said bikes were included in the price. The room had a dishwasher that wasn’t hooked up. All of those wouldn’t be a big deal if the price and location didn’t matter. DO NOT STAY THERE

This is half finished residency, with water & power outage.
People there try to get your money in a very aggressive way and don't know how to run a hospitality business.

★ ★ ★ ★ ★ Please note: most buildings in Luum Zama are surrounded by construction. I stayed at Kite Residences for 5 weeks using Airbnb. My group and I have been SCAMMED.
The manager pretended there was no construction before we arrived and we discovered heavy construction works right next to our building upon arrival. The works caused unbelievable noise and disturbance including power outage, no drinkable water and unreliable wifi. On top of that the team tried to get our money in different ways. I would really not recommend to stay there.

★ ★ ★ ★ ★ WORST hosting experience ever! I am writing here to warn people about this gated community with condos. We paid a very expensive price to get into a place full of work construction (NOISE), malicious employees, non-operating equipment. They tried to STEAL us, and they LIED to us. We are low key people and do not have high standards. We paid a price unrelated to the place we got. If you want to enjoy your stay in Tulum, I recommend you to AVOID this place.
