Great price but its definitely a dorm, VERY basic. Kinda tucked away, hard to find and owner is not super accomodating but on the other hand if u r just looking for a cheap place to crash its great. Id definitely give a 4 for the value

Perfect location, the property is beautiful and clean. Great atmosphere, feels like home away from home. Nando was excellent at finding a local tour guide to take us to cerro del Mano and other amazing natural spots of San Pancho.

I normally do not give low reviews, as there is too much whining in this world, but we were inconvenienced, dragging our luggage around, very unnecessarily. It was a low spot in our otherwise fantastic stay in the wonderful village of San Pancho. We had been in town for nearly a month enjoying our time at Arbol, when we had to extend our stay. High season, searching for rooms at last minute. You take what you can get, right? We connected with the folks at Jardín SP after a couple of tries (not unusual around here), and were delighted to hear that the upper room we wanted was available through the rest of our stay. Unfortunately, it was a bit confused when we arrived in a taxi with all our things. The taxi drivers are all very accommodating and kind, btw. But back to Jardín. They not only weren’t ready for us despite prior arrangements, but also reneged on that room, after letting us in and allowing us to bring some of our stuff up. The stairs had no rails or walls on the sides, reminding one of Chichen Itzá, and you know what used to happen up there! Well, after that and then seeing the dark room they offered us instead, we decided to look elsewhere, which worked out fine.

By far one of the worst places I have stayed. It's not b&b, it's just a property with many rooms, none of them with the minimum requirements to host travelers (no mirrors, no bathroom curtain, no hot water, no batteries for the remote, no TV, leaking toilets). The beds are so uncomfortable and there's way too much noise during the night, so you barely sleeps. You can talk to the "owner" only by phone calls, he keeps apologizing for everything and tells you lies about how he will fix things during your stay but at the end he does nothing. You pay in advanced so nothing you can do once you're there. But definitely it's not worth it. I booked it because it was listed as a pet friendly place, but the "owner" was very upset when I mentioned I was bringing my dog, so I didn't understand what was the deal. Anyway, the whole experience with this PLACE, and the guy who owns IT, was awful.

On arrival at night to Jardín San Pancho, owner Fernando navigated us on the phone. But in the room that was ready for us, the somebody had sex. After a while they left the room and left it dirty. The owner gave us a new room without toilet and promised to us that will give back our money for one night. The next day we got a normal room, but the money never returned. The owner is a liar. The new room was nice with the atmosphere pleasant.

It's a unique place to stay. Access via a side alley in to a garden courtyard. The rooms are cool by day due to the overhead foliage. Very basic offerings but well thought out. The bed was very comfortable. The bathroom is ensuite with covered roof but still partially open air. No no privacy concerns. For the price, this accommodation is a gem. We had the great privilege of being able to check-in at noon. Very accommodating. We'd stay again!

This place is a scam. They charged us for a King Room and proceeded to change the reservation to a Standard, still trying to charge us the rate for a King room. We booked this through Booking.Com which is now resorting to actions.

Could be a great budget accommodation -- it's clean, close to town, has fans -- but missing crucial, seemingly obvious details. There are no cups in the kitchen, the gas stove didn't work (nor a way to light it if it did), I had to ask for a towel, and there is no mirror in the bathroom, or any mirrors at all. And the wifi was terrible.
