This is a beautiful home right on the blue crystal clear waters of the Caribbean and beside the pool. The sunsets are breath taking from either lower of upper decks. This is a secured community for those who prefer that. You can't ask for a more giving, lovely, and welcoming hostess than Jasianna. You will not be disappointed booking this property!

I'm speechless and have a lot to say all at the same time! That is what this place is - the most exciting and peaceful, all at the same time! First, Jasiana knows what she is doing, and does it well! We arrived and everything was beautiful and perfect! We had some healthy snacks for the kids on arrival, and some healthy drinks for the adults! No need to go anywhere else after the day traveling, which is EXACTLY what we needed, and Jasiana anticipated that and made it easy for us! We sat by the infinity pool and watched the sun set over the ocean. There were even a trove of beach toys waiting for the kids, so they felt really special to have them right from the start! The beach area is kind of a cove, so kids could play in the water without having to worry about them getting carried off into the ocean. Everyone was happy at the end of day 1! We weren't sure what we were going to do while there - education and culture while having fun are two priorities on our family list. Jasiana was a wealth of suggestions and seemed to know all the people we needed to know to get us where we wanted to be, all while keeping our budget in mind! We went to the Ecopark with specific instructions on how to get the maximum out of our time there. We saw crowds, but we weren't in them! Following the directions, we hit everything perfectly so we didn't have to wait for anything and got to spend as much time as we wanted without being rushed. There were a lot of things to do that I think we would have missed - or not enjoyed nearly as much - if we'd gone there ourselves and not had Jasiana's expertise guiding us! Looking over all the ecosystems of the island at once from the top of the lighthouse just before sunset was amazing! Our daughter turned old enough to dive on the trip and wanted to try SCUBA, but we were concerned because she had struggled with her mask - we didn't want to get wrapped up into some "discovery" trap and have her want to surface right after going down. If she was going to do it, we had our expectations high and needed everything to be right. Perfectly right. Jasiana knew just the person! Reuben picked us up from the dock right outside the beach house. He had the most amazing love and respect for the ocean! His calm demeanor combined with top notch skills made for yet another perfect day. His ability to balance the dynamics of teaching a kid first-timer and mom sprouting gray hairs as each skill was taught was mind-blowing. He even brought a pony tank for her! There were no mask issues. All the skills were there - any concerns? SOLVED! We all had a beautiful, amazing experience, and our newly-minted 10-year-old did a 54 minute dive and a 50 minute dive! The best restaurants? Jasiana knows them. Home cooked? Totally authentic? Ask Jasiana. Decided to use the kitchen, but forgot salad dressing? No worries! And that is the take-away from our trip to Cozumel - no worries! Our family has done a lot of traveling, spending many years "worldschooling." We've met a lot of wonderful people along the way, and had terrific experiences. But Jasiana's was different. We felt like family, and that we were at home, and my heart is so full. I don't usually take this much time to write reviews - I'm a busy mom! But when an experience like this happens, it's only right to give kudos that is well earned! We'll be back home to our island familia soon! Jasiana, please let Reuben know to have Captain Jorge pick us up at the dock at 9:15! Bring some Nitrox and a couple pony tanks!

I recommend Jasianna Jaxen Beach house to my clients as the best beach house on the ocean in Cozumel. Located on the south shore in prestigious Costa Del Sol with all the Amenities! Both inside and out. Large bedrooms, private bathrooms, different living areas with huge kitchen for large groups. One of the largest ocean front Terraces for entertaining and relaxing. Private yet conveniently located. Secure. Surrounded by manicured gardens. Step from the sandy beach into the shallow ocean shore tide pools, relax in the infinity pool, gather in the community room and the best Super Hosts on the island of Cozumel. Book in advance always! Just say Yes!

When we visit Cozumel with family and friends we always stay at Cozumel Beach House(year after year). Cozumel Beach House truly makes our vacation a wonderful time. You can't get any better of a location in a gated community. The sunsets are amazing. The pool and pier are right out the door. The house and grounds are perfect in every way. Staying away from a hotel resort property can be a nervous experience for most. Jasianna makes the transition flawless. This is the real Cozumel experience and hospitality! Can't wait to go back!

We travel to Cozumel often and Jasianna Beach Villa (Villa Debra) is our default place to stay. Big, beautiful home right on the sand with a dock for getting picked up for diving, fishing or snorkeling trips. Jasianna is always very helpful with whatever we need and she goes the extra mile. This trip, we celebrated mt daughter's 30th birthday and had a large group of people. Jasianna was nice enough to set up the part at Hemingway's complete with balloons and decorations. From Costa del Sol it's an easy taxi ride downtown but really, there's not much reason to leave once you get groceries at the local market. Highly recommended!

Rented both villas from Jasianna in September and had a fantastic time. She was very attentive to our needs and was helpful in arranging transportation for us, stocking the fridge with food and drinks prior to our arrival, and was available throughout the stay to attend to any of our needs. This allowed us to maximize our time at the villa and a worry free stay. We look forward to bringing the group back again soon. The villas are very well appointed, well maintained and within the amazingly manicured grounds of the Costa Del Sol community. The homes had everything you would need to enjoy the gorgeous private beach, lovely pool and long pier. I recommend taking tortillas with you to the pier where you can hand feed fish especially the snapper. The home had a very spacious kitchen and all the cooking equipment that allowed for the catered chef and his two assistants to whip up a delicious spread for the day. The place was large enough for our large group (20+) to enjoy the amenities and to comfortably relax and take in the tranquility of the surroundings.

When we first stumbled upon these Villa's it seemed almost too good to be true. There must be a catch! But everything was perfect as it seemed online. Jasianna is the most thoughtful, gracious host. She provided us with all the information we needed and was hands on, as we were preparing for our 25th wedding anniversary renewal of vows celebration, with 25 friends and family. We rented 2 of Jasianna's Villas, Villa Paradise and Jasianna Jaxen Beach Villa as well as 2 other Villa's in the same complex, very convenient to have everyone together for such a special occasion. Jasianna's Villa's were just perfect! Kitchen's are fully equipt and contain everything one needs. (Even for our caterers). The beds are comfortable, bathrooms, balconies and terraces are excellent. Location is incredible! Jasianna had excellent restaurant recommendations and was of great help. She went above and beyond to make our stay and our celebration comfortable and memorable. I highly recommend booking Cozumel Beach House for your vacation! You could not be closer to the beautiful water. The pier makes it super convenient to book fishing, snorkeling , or diving excursions. Jasianna is truly the Queen of Cozumel, and has a passion for accommodating her guests. The home has a fabulous table which has seating for 12. We had a private chef come twice to cook for us on property, and it was amazing! Don't miss getting a massage in Paradise. You don't even have to leave the house. If you are a wine lover, Jasianna can arrange a wine tasting by an up and coming Sommelier on the island! Reliable transportation for our outings and back to the airport was a tremendous benefit. The home is super clean and comfortable with spectacular views. There is a natural break on the shoreline, as well as a baby pool next to the infinity pool, that makes this property ideal for families. We have already booked for 2022 and will be taking advantage of having a Nanny help watch our grandchildren! Thank you Jasianna for more great memories of Cozumel!
