Tulum Suites are beautiful! Well equipped apartments with everything you need. Very clean with beachy decor. The highlights are the rooftop terrace overlooking the jungle and the refreshing pool, shaded by palm trees. The location is quiet and tranquil, only 30m from Tulum beach (best beach on this coast)! Would stay again in a heartbeat!

When we arrived we found a huge construction site and a somewhat neglected area. The rooms are cute but a bit run down and need to be renovated. The door does not close properly either. When we arrived we had no electricity and no internet. The pool was also a bit dirty. The price-performance ratio is unfortunately not justified at all.

Daisy begged me to keep my reservation for May 2020 because they had many cancellations due to the pandemic shut down, saying she would let me book anytime besides in the busy seasons lol. I obliged despite my hesitation (I knew Airbnb couldn't help me if something went wrong, since the reservation wouldn't be on their system and would be going by the owners word). Less than two months before our new reservation (I did book 11 months in advance to be sure), she tells me her system messed up the reservation and asked me to change my trip dates. Not possible, for obvious reasons, and of course I asked if we needed to find somewhere else to stay. She then asked us to stay in a different room for the first night, to which my response was "That will work. But is there anything you can do to make this more comfortable for us since this is now an inconvenience." After that my email inbox was full, and I did not receive her messages. When I realized, I reached back out and asked for the new address, to which she responded, "Your reservation is confirmed, but I need you to reconfirm."....? But never would give us the new address. Not once did I say we were cancelling our trip. Because WHY would I cancel my stay when I already paid for it?? Three days before we left, she threatened to cancel my booking with NO refund because I did not respond to RE-confirm, even though I never said I was cancelling. I did not see this message until the day before our trip. When I tried to reach back out via AirBnb, email, WhatsApp, she would not reply. She cancelled our trip. She then tried to complain that her room was empty for the week because of us (she responded on a bad review, but still not to any of our messages), so if the room was empty why would she not respond and let us stay there? This all does not add up. I do not recommend this company to book with at all.

This place took me by surprise. Everything was absolutely amazing. Nestled in the heart of the tulum jungle it doesn’t get much better than this. A cute and clean éco hotel a 10 min walk from the beach front night life. Wish I could have stayed longer. Notes: -Just need to let them know when you’re checking in so they ensure staff is there. -There’s less electricity during the day since it’s an eco hotel but you can connect to the wifi next door. -Water is salty in the shower but it’s like this in all eco hotels I’ve been in.

We booked this place through Airbnb right before the Covid shutdown. We tried to cancel and the owner asked for us to keep our reservation due to the shutdown; we agreed knowing we would eventually make the trip. We confirmed a new reservation with her January 2021 for a 4 night stay in December. 3 Days before arrival we had a missed message on the app from the owner stating we still needed to confirm our reservation within 5 hours of the message or she would give our room to someone else. A month prior she told us she messed up our reservation and asked us to change our trip dates. All in all we found out literally 24 hours before our flight to Cancun that our reservation here had been cancelled unbeknownst to us. Daisy has been no help in trying to work this out. Now we are out $550 and may have nowhere to stay tomorrow when we arrive in Mexico....10/10 would never recommend.

we were not informed about no electricity/AC during the day until the day of check in. This is definitely a deal breaker for most which explains why this information is withheld from the guests until they arrive for check in. you’re not allowed to throw TP after #2 in the toilet. you must throw your dirty TP in the trash bin. ekkkk. The water also tasted salty. They assured us that it’s fresh water and it’s cleaned through “oasis” process. Not sure if I believe that. Fresh water should not taste salty. this was my 5th tulum trip and have stayed at multiple resorts and I never had issues with water tasting salty. The host was no where to be found after he checked us in. He also doesn’t respond to WhatsApp messages. honestly, pay the extra $100 and stay somewhere else. It’s not worth it. Now let’s wait for the owner (Daisy) to send me a snarky response haha. She’ll probably will try to say that this is a revenge post because I tried to cancel the reservation after I checked in. Which is true. I did contact booking.com and explained that this hotel did not offer the basic necessities. I guess Booking.com contacted Daisy and Daisy let them that the electricity was turned on. Therefore, Booking.com rejected my request. FYI-the electricity was turned back on for 5 mins. I have proof from Martin (WhatsApp message) letting me know they are turning on the electricity for 5 mins only. I’ll try to post images of my conversation to this review if I can. Save the headache and stay awayyyyyy from this place.

This was the worst lodging I have ever stayed in in my entire life and I travel quite often. All the negative experiences in this lodging almost ruined my entire vacation. I’ve listed the pros and cons below and you can decide whether you want to risk it, but I’d strongly recommend against staying here, it was an absolute nightmare. Pros: 1.The room had a good size and nice decoration (A Deluxe King Room #1) 2.Jose was very nice and helpful 3.Good location 4.Good breakfast place right in front and next door Cons: 1.We had no electricity for nearly 3 days, and it was only Suites Tulum, all the surrounding hotels had electricity 2.Wi-Fi doesn’t work, we were only able to get a signal if we stood by the room’s door or if we stepped out into the inner courtyard 3.Mariano, the concierge, is the nastiest hotel employee I’ve ever experienced. Flat out came into our room and screamed at my friend and I that both of our cell phones didn’t work and that’s why we didn’t get Wi-Fi (we both have iPhones) and then told his colleague that my friend and I were both crazy 4.Toilet doesn’t flush 5.We arrived at the hotel to find a huge puddle of water on the bathroom floor because the sink was leaking. My friend nearly slipped and fell on the puddle during the night when she woke up to use the bathroom 6.Bathroom window leaks adding to the puddle of water on the bathroom floor 7.If your departure from Tulum is not directly after check-out at 11am, they refuse to hold your luggage until you leave although they have a storage room that locks

We stayed at Suites Tulum twice already, first in 2020 and now we came back in 2022 for another lovely stay. In the last two years they have built a new rooftop with a small pool and incredible views all around the jungle. The sunsets from here are amazing! We got one of the new rooms on the top floor and it was beautiful. Loved the natural elements, the tapestry on the wall and the bedside lights, so nice. The beach is just across the street and it’s still as beautiful as it was 2 years ago. Thank you for another great stay.
