★ ★ ★ ★ ★ We had to wait for more than 30 minutes until someone could help us with our reservation. In the meantime we've been told that there is no room available. That we should go somewhere else and generally the guys there were very rude and unfriendly.

★ ★ ★ ★ ★ Tunich cabañas was awesome!! We stayed there after we had to leave Hotel Zulum (because of the noise from the club across the street which ended at 5am.) Nestor took care of us and gave us a cabaña that was going vacant that same day. The people there and at the restaurant in front (Potheads) were great, super friendly and cheap cold beer. The cabin was quiet and relaxing and they can put mosquiteros around all the beds, I recommend it as its basically in the jungle. Coffee and food were delicious, try the avo toast. Even though is not beach front, there is a public beach access right in front and that beach is pretty private. Its also really convenient to go to the town as you dont need to drive through Tulum's only street to exit and go to ruins, town restaurants or super market. Theres also bikes to rent close by.

★ ★ ★ ★ ★ There were no windows in the room and bathroom, just nets, therefore it provided zero privacy - I was left with no doubt about it after receiving a shameful comment from the waiter during breakfast. There was lots of noise in the room from the music at the bar bar, the bar next door and the traffic. The garden, in which the rooms were located, made the whole place unpleasantly humid and full of insects - not a perfect situation when you want to dry your towel or hang out on the porch. I give two stars because there was a nice breakfast and the Argentinian female manager was helpful. All in all, we found this place very difficult to rest in or enjoy and unfortunately I would not recommend it for a stay.

Close to the beach, you need to cross the road.

It is super old, smells bad, shower was making weird sounds, bugs everywhere. It is very noisy of the traffic as the door towards the road. Not worth the money at all.

★ ★ ★ ★ ★ I’m giving this hotel 4/5. The first issue was the parking situation. They don’t have their own parking spot so you have to park at a parking garage that is in front of this hotel/restaurant. They charge me $200mxn the night and you have to move the car before 10am the next morning or they will charge for another day, even though checkout is at 12pm.
First impressions is okay, the cabins are in the back of the restaurant, and our checking process was a bit awkward since you don’t know who to ask at the restaurant. There isn’t a lobby or a designed person to talk to.
The room was nice and clean. Bed was comfortable, shower was nice and big.
The room did had a very strong smoke ? smell coming from outside. There are no windows ? only nets and curtains. So bring headphones to be able to sleep at night from all the parting music coming from hotel nearby.
The breakfast included was great. The staff friendly and nice. The hotel is not on the beach but is waking distance to a public beach. Heads-ups! Tulum is very noisy if you are around the main road.

+Good breakfast
+ food is good at their place
+ close to the beach
- rooms have no privacy (just nets)
- no AC - its super hot and stuffy
- lot of bugs and cockroaches in the room (even in our bed ?)
- dirty old bedsheets with a lot of stains
- very noisy -> from the bar and the street and in the night there were some animals fighting on our roof
- the water in the bathroom smells so bad, you would definitely not like to have a shower
- price performance is really bad -> way to expansive
So all in all: a nice place to go for a cocktail or a burrito but not to stay over night!
