Disappointed.....The developer has decided to rent unsold condo units (which could easily be sold) and instead make rental income by competing against the clients who purchased his units. The area is beautiful and full of amenities, but IS NOT A HOTEL. You will need to be considerate of other full time residents and guests who are not looking for a hotel experience but something quieter, more relaxing and much better...

This is an incredible hotel located inside the jungle on the Akumal Pueblo side of the highway, the rooms are more like serviced apartments as opposed to a hotel and you have all the amenities including a full kitchen, fridge and microwave as well as a smart TV for streaming from Netflix and Amazon go. The service is top notch and there is a free shuttle service that takes you to a beach club on the other side of the highway. The bathroom is well stocked with artisanal soaps made with local ingredients and the reception has a shop with whatever toiletries you may have forgotten... Breakfast is included, however it is quite minimalist as it is basically coffee, tea, cereal and toast, with the option to have butter and jam or ham and cheese. If you want something more filling then it is necessary to pay for it. If you're planning on staying here, I recommend you stock up on food and drinks in a town before arriving here since it has all the required utensils to cook. There is a family-friendly part of the hotel and the more popular adults only. Sadly, there is high speed wifi in all the rooms and in the reception area (this is sad if you want to escape the stresss of the world) Overall this is an amazing place with incredible views of the jungle and polite service, definitely a place to return.

I am an owner of a condo at Tao. The community was marketed as a residential community when EVERY SINGLE ONE of my fellow property owners purchased here (I believe). I doubt any of us would have bought a property here knowing the developer was going to transform their remaining inventory into the mythical XIO Akumal Hotel with no forewarning and a blatant disregard to those who bought here as a retirement and / or investment vehicle. The actions of the developer have diminished the value of our individual properties as well as the community as a whole. I believe anybody looking to have a family getaway type hotel experience where the kids can run wild or the all inclusive anything goes knock down drag out experience will be extremely disappointed by staying here. The majority of the property owner's who do rent their units at Tao market to and cater to folks who are looking for peace and quiet away from the NOISE of a hotel. If you do choose to stay here then simply behave in a respectful manner to those who actually live here and I'm sure you'll be met with a warm smile and a friendly greeting on your way to the pool.

I truly felt in peace at this beautiful place and this hotel provided aesthetically pleasant experience. Property is clean, beautiful, peaceful, very nice pool, zen, extremely helpful staff, has a smell/feel of nature everywhere. Efren (manager of the place) was available at all times and extremely accommodative. I came back feeling rested and in peace. I recommend trying Temazcal ceremony to come back feeling rested, refreshed, peaceful and solve any uncertainties you might be facing in life. Cons: thin walls, mediocre breakfast, inconvenient location. Despite cons the hotel is reasonably priced and worth the stay. I want to go back!

I would not recommend. They have converted a handful of condos in a private condo community into hotel rooms. It is not kid-friendly as someone stated. One of the 2 pools is adults only. There is nothing for kids to do on the property. This is a peaceful community of active retiree homeowners and it felt as if we were invading in their community which is sort of what we were doing, I guess.

I would not recommend Xio hotel rooms. The rooms are placed into the middle of a neighbourhood / retirement community without considering how existing rules and regulations might negatively impact guests. Additional rules and enforced security is being considered. I truly believe vacation guests should be in an environment to enjoy themselves and that may be difficult in these surroundings. I was surprised to see a high number of perfect ratings achieved so quickly at both Xio locations...but then I noticed familiar names rating not one but both Xio locations. It is odd that Xio does not have any guest ratings on other booking sites.

Great great great hotel near Cancun. Adults only means you can relax for real. Great building. Not a big hotel. If you are looking for some design in the building this is your place. Great ambient and hospitality. Choose this hotel if you are looking for something special. Great price. The breakfast is simple. Don’t expect a free buffet. :)

If you're looking for a place to stay, this "hotel" isn't it...it's not even a legitimate hotel. It's a collection of condominiums in a quiet, retirement subdivision in the jungle, mostly owned by people living there part/full time. The atmosphere is one of wellness, healing and peace. It's not conducive to a party atmosphere by "hotel guests" and I suggest that if you're looking for that, research other options. There are actual hotels in the area that you'll find more to your liking.
