It is comfortable and its location is exceptional. I give it 4 stars because I had one night that the same people who stayed there spent it making a fuss until almost 3am. Perhaps they did not have a party as prohibited by the regulations but they made too much noise and talked "drunken" things. It seemed that they were drinking in the hallway!

No hot water, no drinking water, good wifi and air conditioning, nice host, it helped us out for one evening, well located.

100% recomendado
The entrance is small, difficult to notice at first glance. But inside the room is very cute and cozy. The location is perfect. 100% recommended

Volvería a regresar ahí mismo.
The lodging in general very well, very comfortable beds unlike other expensive lodgings, the person who attends you very cordial, everything close to move wherever you want, near the ADO and 5th avenue. I would go back there again.

The rooms are fine, the only thing is that the bathroom floor is very slippery and they don't leave you something to dry. The service is quite bad, since once you stay, if you talk to them, they never answer the phone. The location is very good. Another very important thing, I stayed from May 21 to 26 and they only cleaned me once. If you have a better lodging option, do not hesitate once.

This place exceeded my expectations. They're doing a lot of improvements and construction. That did make it temporarily a bit noisy, but only during certain hours of the day. This place was very hard for me to find. Use the Google maps "plus code" to search Google maps and GPS will take you directly here. (Google maps PLUS code: JWFF+3F) I reserved my room through Roberto Carlos on Airbnb for $34/night. He had a young Mexico man meet me to let me in, show me to the room and give me the keys. Parking is available under the building for $150 pesos per day. There's also a parking lot two blocks south that charges $180 pesos per day for overnight parking. Both rates are very reasonable for this area and tend to take good care of your car. The one down the street is the lot I've always used for parking the three or four times I've come to Playa del Carmen in the past, but this was my first time leaving the rental car overnight there. The best part of this hotel is the location. You can literally walk two blocks east to the main park/beach area. Across the street is a 24 hour 7-11 convenient store. Beyond that is the main mall and the dock to catch the sea ferry over to Cozumel island. Lots of great shopping from street vendors, stores in the mall area, tons of souvenir stands, parks and plenty of yummy street food and places to eat. You don't need a car while you're here unless you want to run up to Puerto Morales to try the greatest Marlin tacos in México at "Las Koras". (Google maps PLUS code: V35W+3R) The hotel is a white building and really the only 4 story (street level + 3) with balconies. All the other building are mostly street level or 2 stories. Medium sized, newer fridge, kitchenette with sink stove and utensils, bar table with 4 bar stools decent blackout curtains and a walk out balcony. Brand new mattress and pillows on both beds. Very comfy night's sleep for me. Air conditioner takes awhile to cool the room, but once it's at the right level, it does a good job of maintaining temperature. Plenty of hot water and the water pressure here is MUCH better than in Cancún. I will definitely be staying here again next time I'm in Playa del Carmen.

I warned the hotel I would arrive around 11pm or later, depending on my flight (Lisboa -> Cancun) and wanted to make sure I could get the key. After many messages, they sent me a code for a box (I had to remind them to send it to me the due date) : not simple ! But then, arriving at 11pm : impossible to find any sign with the hotel name, no reception door. I asked for direction at the reception of the hotel located in front of them : they don't know it. I asked taxi drivers, shopping employees : no one knows that hotel. I searched for it for 90 minutes, carrying my luguage, after a long trip from Paris, and finaly paid for another hotel, exhausted. I am mad at them : during all these messages, explaining I would arrive in the middle of the night, they never had the idea to explain how to find their hidden entry. In the block located by Booking and Google Maps, I could see only one closed door with a sign "Money Exchange" (photo taken the day after attached). Obviously, in the middle of the night, I wouldn't try to break a closed door with a sign "Money Exchange" : if it goes wrong, who would believe I'm looking for a hotel no one knows ?

I wanted to add one more photo that I believe will be helpful. This is NOT a regular hotel with a front desk and receptionist. At least one of the guys who works the shops at the street level, also helps out with the hotel. He unlocked the gate for me to get my rental car out from the basement parking when I stayed there. However, if you know what to look for then it can be a very pleasant (and even preferable) stay. Please see the Google street view picture. I marked the entrance to the hotel (usually unlocked, but you will be given a key at check in). If you need to park under the building, the gate is usually locked. Try to communicate with your host ahead of check in so you can coordinate when you will need to get your car out, or to park under the building. It's tight, so a small rental car is preferable. Also note that the ramp coming up to the street is a bit steep. I had a little trouble getting out of the garage and had to get a "running start" to make it up to the street. Keep in mind, when I stayed there they were doing some construction improvements and some of the work in the basement stirs up dust. If you don't want your car to get dirty, might not want to park in the basement. No damage, but there was lots of dust when I was staying. I didn't worry too much because it was a rental car and already quite dirty from the driving around dusty Mexico.
