★ ★ ★ ★ ★ Simply no reason to stay at other options if you can stay here. The location is fantastic, walking distance from the bus station, the collectivos and you can rent bikes for cheaper than other locations around town. Quick to respond, very helpful and wonderful rooms.

★ ★ ★ ★ ★ Stayed there for a night. Last minute as I decided to extend my stay in Tulum. Best place I’ve stayed so far over my 3 trips here and after staying half a dozen locations. If you are looking for a clean, comfy and safe place and a reasonable place, near everything with strong reliable wifi and bike rental options on top of that, Don’t look further. I’ll definitely come back here next time. #nobrainer
Note: be ware that like everywhere in Mexico / Playa / Tulum / Cancun you will hear construction noise, dogs barking and/or traffic. But no music in this area. My night there was the most quiet I’d had for a long time.

★ ★ ★ ★ ★ Honestly, you can’t regret staying here. It’s in a perfect location, close to all the best restaurants. You can easily get a taxi to the beach or rent a bike from Ujo’. The rooftop pool is so relaxing with gorgeous pools. The people who work there are very friendly and always eager to help. I loved staying here and will recommend it to anyone visiting Tulum.

★ ★ ★ ★ ★ I am going to be honest here and list the pros and cons of this place. Keep in mind that I tried 3 different Airbnbs in Tulum and hence this review is relative to similarly priced places. (Highly recommend the Waves and Unho)
Pros:
1. Great communication from the hosts till the last day. They replied almost instantly and helped us with a bunch of stuff like storing our bags and giving us extra blankets
2. Location is great if you intend to visit downtown often. Its basically a 5 min walk to the center of everything. However, its still some distance away from the beach.
3. Place is clean and rooftop is pretty nice
Cons: (A long list of cons due to my past experiences which have been better)
1. Horrible horrible HORRIBLE wifi. It barely works for 5 mins before breaking down. The hosts tried to resolve this issue but to no avail. It was super annoying not having wifi and this is made worse by the fact that the other 2 places I stayed at had excellent wifi.
2. Noise levels might be unbearable for some. We are next to two houses that have multiple dogs. The room is far from soundproof and you can hear everything.
3. Small windows make the place feel small and suffocating. For a similar price, furthermore they face the corridor so you have to keep the curtains drawn as people will often walk past, you can get a place further from the center but in return you get a much bigger place and floor to ceiling windows which make the place feel much bigger.
4. Place was not exactly as advertised, the pictures showed a balcony but we were given a unit that had no balcony
5. The aircon was so dry that our skin was peeling not because we were sunburnt but because the room was so god damn dry
6. Bed was super hard and not comfortable at all and the blanket had so much static due to the dry room
Overall I would say this place is run by very nice people and its alright for a short stay if you dont plan to spend a long time in the room. If you want to relax in the room, please choose another place thats further from the center as those are often bigger and nicer. Its worth the slightly worse location to get a nicer place to come back and relax after a long day.

★ ★ ★ ★ ★ Stayed in appartement 4 for 2 nights a little over a week ago.. I felt a bit underwhelmed by the city of Tulum but would almost return there just to stay in this appartment, the host was super helpful, the room gorgeous with a kitchen filled with necessities and a rooftop pool that was a great extra.
Highly recommend, especially for longer stays.

★ ★ ★ ★ ★ Perfect place to stay in Tulum! Nice staff, nice owner, beautiful apartment and rooftop pool. Check in/out was super easy. We rented bicycles for 100 Peso per day. Laundry service were 80 peso for a ton of clothes. We rented apartment Nr. 6 with balkony. Best place we stayed in Mexico till now for a fair price. You can bring your luggage before check in time.
