Overall, a decent Air BNB... Communication with on site staff was difficult but it's expected. Concierge EStephania was Awesome

The first day we got there we couldn't check in at the hotel we had to pay another hotel for a night's stay. The next day we had the same issues...unable to reach staff. Only security on property who by the way are some creeps... there was no hot water in my room. When you turn on the shower water gets everywhere in the restroom. No one ever brought clean towels or cleaned our rooms it was 4 rooms a group of 6...I have been to Mexico 9 times this by far was the worst experience I've ever had.

I enjoyed my stay here. I spoke with someone name Alejandra before I arrived that gave me some informative information on WhatsApp. She was very responsive and so sweet, I wish I got to meet her. The reason I didn’t give all 5 stars is because I thought this Airbnb was one big apartment with 2 bedrooms. The 2 bedroom with big terrace was actually one big apartment and another small one. Which is fine but I preferred the balcony to be one big balcony instead of two separate ones. Also there was a pool on our terrace and it was super cold it would be nice to have a warm pool so we could enjoy. None the less I enjoyed my stay, the pool on the roof was my favorite place to hang out especially during the sunrise and around 2pm. It was super quiet and the security out front made you feel extra safe. I would highly recommend this place and thanks again to Alejandra for the informative information.

We stayed here for a few nights in November, the place itself was nice but it really needs proper maintenance/cleaning. We stepped into the room and the floor was very sticky throughout, the shower pressure was not the best and the water didn’t drain properly and the worst part was that there were bed bugs in our bed. We thought it was just mosquitos but realised after taking a fresh shower and laying back down on the bed that we were so itchy and had new bites. The area itself is a newly developed area but it has not been finished yet so there aren’t any shops or restaurants around. Not the worst to get to if you catch a cab/are driving but some of the roads have not been properly paved yet. Would not recommend walking there from the bus stop if you have luggage. I think this info is in the property description but they don’t change your towels or beach towels (and bedsheets) during your stay. At no fault of the staff/property but there were also people next door talking and playing loud music throughout the night which woke us up so the soundproofing also isn’t the best.

if you want to listen to construction vehicles during lunch or loud base music coming from nightclub between 3 and 6 am then this is the place for you. I got 3 hrs of sleep. Elevator does not work. There is a mold spot on the bathroom floor. And yes you are not going to find my name on reservation because I am not the one who made it. doesn't mean I didn't stay here

The Hunger Games of places to stay. My room flooded and the front desk said he couldn’t help and I had to call my host. My host Adrian gave me NO number to contact him because he does not want to be bothered with anything. The worst part is they wouldn’t even give me towels at first to stop my stuff from getting ruined. On top of this, we got a hurricane and the guy at the front laughed at us for caring. Did nothing to come to rooms and put stuff inside. Turns out, we should have been worried. Stuff was flying around and a glass door shattered. Glass was all over the stair case and of course the elevator was broken for days. If they simply locked the doors and put stuff away, this could have been easily avoided. Let alone made people feel safer. I had to help many people here struggle to even do simple stuff like check since the front desk people speak no English. The only good news is I've bonded with a lot of people over how difficult it is to stay here. Also, you have to weirdly make a security deposit 48 hours before (only time I got a reply from my host). I was traveling with bad internet. They don't care. Why they don't collect it at booking is beyond me. Bikes can't be rented for a few hours. Only the whole day. This place feels like someone that wanted passive income but never realized the work that comes with that. If you like feeling like living in movie Hunger Games, this is the spot.

Really nice place to stay, such a perfect location (exactly between the center of Tulum and the beach) in a very safe neighborhood. The staff is superb and security is very very friendly and helpful! Also surprisingly fast wifi :-) We loved the rooftop pool, we’ll absolutely be back next time we’re in Tulum!
